We like the looks of this two-bedroom brownstone rental at 561 Henry Street in Carroll Gardens. Everything appears to be in fine shape, the listing brags over 1,300 square feet of space, there’s a dishwasher, and heat and hot water is included in the rent. (Which is $3,000 a month, by the way.) There’s also a den and separate dining area. The rent isn’t unthinkable for that area of Carroll Gardens, which is only a few blocks to the Carroll Street subway. Think it’ll go get snapped up?

Well, BoerumHill, I’d say the problem is the apartment doesn’t look very appealing. Not many great period details and the ceiling is low.
Overpriced, site of a recent bed bug infestation, site of a recent gruesome murder, and a full ten minute walk to a crappy unreliable subway line (15-20 for a decent one).
OK, what’s the problem here?
Looking over street easy there’s very little for two bedrooms under 3K a month in this hood or even Cobble Hill at that size.

My kid goes to school down there – owners are awful about cleaning up / shoveling post snowfalls.
Many houses did not shovel at all – going back as far as Snowmaggedon a few weeks back – and those that did pretty much did the bare minimum, a curvy 12in path of semi-clean sidewalk. Half of street parking useless due to 7ft mounds of frozen snow.
Crown Heights owners – where our houses are worth $300K less than comparable homes in CG – did a far better job clearing our sidewalks.
You’d think such a fancy desirable nabe would do a better job cleaning after themselves.

this is brownstoner.com – where everyone has to live less than a 5 minute walk away from a major subway line.
Can’t get a sense of the layout without a floor plan, but for the square footage alone, the price is not out of line.
I live a few blocks from here, roughly the same distance to the other entrance to the subway. Yes, it’s an 8 to 10 minute walk. Middling, I suppose.
1 bedrooms with den are easily over $2000 these days. The rent here may be a big high ($2600-$2800 seems more in line). But really, these constant comments about how far from the subway is are so warped. It is maybe 10 minutes tops from this building. If this was on the other side of the BQE, okay, you would have a point. But not everyone lives a block or two from the subway and this is a nice nabe, though the building has a not nice association.
