We like the looks of this two-bedroom brownstone rental at 561 Henry Street in Carroll Gardens. Everything appears to be in fine shape, the listing brags over 1,300 square feet of space, there’s a dishwasher, and heat and hot water is included in the rent. (Which is $3,000 a month, by the way.) There’s also a den and separate dining area. The rent isn’t unthinkable for that area of Carroll Gardens, which is only a few blocks to the Carroll Street subway. Think it’ll go get snapped up?

  1. Wow, not so different with rentals, it turns out. Though most advice is disclose whether you are legally obligated or not to avoid future problems which may come even more quickly in, say, an apt. building with many neighbors just inches away. Jeez.

    Not exactly isolated incidents in older houses/buildings. And if someone doesn’t like the idea of someone having died of natural causes where they are going to live, then you can probably forget all of the old houses in Brooklyn.

    Ok. I shall stop posting on this now.

  2. Just looked up the issue of disclosure with sales (not rentals) where a murder or suicide had taken place. Lots of discussion online among agents and questions from sellers.

    Seems some states require it, others don’t. Some agents dismissed the whole idea — doesn’t affect the property materially, etc. But others said they would always disclose it because the chances are too high that buyers or potential buyers will find out from neighbors.

  3. Ok, I have to admit, I keep looking over at my kitchen floor and thinking what if a body had once lied there murdered? I don’t even like imagining it. I wouldn’t rent a place knowing someone had been murdered there.

  4. I like that area, but if the place is really 1300 sq ft, then it should be going for $2800, at most.
    I don’t think the murder should affect the price at all… but renting in a place where a murder occurred does add a bit of flair.

  5. People really do freak out about the idea of living somewhere a murder has taken place. I suppose I wouldn’t chose it either. But god knows what horrors have gone on in ANY house. Not murders, but all sorts of living hells…

  7. I used to live one block from here. To me, it was neither convenient nor charming, and I didn’t feel it was worth the money. Its good points are Mazzola Bakery and the Pork Store, plus crime is low. But other than that, there is not much going for the area. The nice bits are all further up near Atlantic.

  8. this apartment seems highly overpriced to me.
    most people are paying between $2400 – $2600 for apartments way more renovated than this. Generally, when you take away the stairwell size, you’re left with about 1067 sq feet. It’s a stretch to say 1300.

    There’s another floor through like this on the same block being rented for $3k, but it has a washer and dryer, has been gut renovated and has much higher ceilings. I expect that one to rent for around $2750 – $2850. This one… if it rents at that price, the broker deserves every second of their exclusive.
