We like the looks of this two-bedroom brownstone rental at 561 Henry Street in Carroll Gardens. Everything appears to be in fine shape, the listing brags over 1,300 square feet of space, there’s a dishwasher, and heat and hot water is included in the rent. (Which is $3,000 a month, by the way.) There’s also a den and separate dining area. The rent isn’t unthinkable for that area of Carroll Gardens, which is only a few blocks to the Carroll Street subway. Think it’ll go get snapped up?

He liked rough trade, and he paid dearly for it.
According to PropertyShark, the building is 25′ x 62′, so that 1300 sf isn’t too far off. And it’s a 2 BR plus den, not a 1 BR plus den as someone said above – though I agree the walk to Smith St. is NOT fun in the winter. Overall I don’t think the price is too bad – unless the bedbug stuff is true. And there is a disclosure law on that now, for whatever that’s worth.

If you live here, you need to have transportation alternatives because this area is not convenient to the subways.
I suspect it might be a duplex.
Not a good deal at all! Henry to Smith is hardly “steps to the subway.” (I lived at Henry/Degraw for a spell, so I know how fun that can be in bad weather.) For 3K that far down/away from trains I’d want private outdoor space or a washer/dryer; otherwise I’d expect the rent to be more like $2400-ish for a 1 BR plus den with no real extras.

3 grand a month for a two-bedroom (albeit large) seems like poor value. Something being ‘not untinkable’ isn’t the same as ‘good value’, or even ‘reasonable’.
