Co-op of the Day: 145 Hicks Street, #A38
You gotta love the front courtyard of the Mansion House, the 107-unit co-op at 145 Hicks Street in Brooklyn Heights. The interior of this one-bedroom in the building is not as impressive, but it has some understated prewar charm. (Just don’t look at the kitchen.) The layout is nice, too, with a good-sized bedroom and ample closet space. The monthly maintenance of $770 is quite reasonable for 800 square feet in a doorman building. Not so sure about the asking price of $545,000. Waddya think?

c-gar, understand that though I would be a carroll gardens/cobble hill type. Always loved the homes on Kane street.
That kitchen from yesterday has so many possibilities with adding storage to unit if done correctly. Update furniture to “apt” size and that place would seem much more spacious. Still think 575 high, but the “X” factor will determine the price.
For me, it’s just a preference to stay in Brooklyn Heights / Cobble Hill.
I love the apartment- reminds me of the wonderful old apartments in the Pre-Wars on the Grand Concourse. The kitchen though is a mess. Why would you put the sink all the way over to the right, when most people are right-handed? I had a sink like that once and banged my elbow everytime I used it. And I’m left-handed.
“It currently looks like a dump.”
Then you have not seen dumps.
modern day chelsea scares me.

fyi, there is a place in chelsea on 20th and 6th with the exact same floorplan and the price is 890K. The noise alone were drive me loony.
Would take the one yesterday anyday over this.
Because of reasons Delepp mentions, as well as private deck and maintenance under $400.
This place COULD be nice (and spacious), but it’s going to need to be overhauled. It currently looks like a dump.
I would take the one from yesterday because of fireplace, another exposure and central AC.
