Co-op of the Day: 145 Hicks Street, #A38
You gotta love the front courtyard of the Mansion House, the 107-unit co-op at 145 Hicks Street in Brooklyn Heights. The interior of this one-bedroom in the building is not as impressive, but it has some understated prewar charm. (Just don’t look at the kitchen.) The layout is nice, too, with a good-sized bedroom and ample closet space. The monthly maintenance of $770 is quite reasonable for 800 square feet in a doorman building. Not so sure about the asking price of $545,000. Waddya think?

Very spacious one bedroom apartment in one of the most coveted pre-war doorman buildings in Brooklyn Heights, the MANSION HOUSE. This third floor, sunlit, west-facing apartment, located in the front of the building, overlooks the beautifully manicured front garden with its charming gaslights, as well as tree-lined Hicks Street. Raised dining level can serve as a karaoke stage, where you and your teenage daughter or 30-something year old Rob can sing Hannah Montana songs for hours at a time.
Agree with Dave about the raised platform. I just don’t get them as they always seem to waste space and limit the ways in which the apartment can be configured.
I like Mansion House. The 2 bedrooms are nice sized, even with the dining platform, and generally well priced for prime Brooklyn Heights.
Not my favorite Corcoran broker. She totally ignored me at one of her Open Houses in Mansion House. As Julia Roberts said in Pretty Woman, “Big mistake. Huge.” I could’ve paid cash for the damn apartment, but now I avoid her listings like bubonic plague.
That means the kitchen is raised also.
Why do they do that?
raised platforms like that kick ass in apartments because they make good stages for karyoke, dance dance revolution, etc, and stuff. i had one of them in apt once
oh, and not a big fan of the courtyard. it’s very pretty and stuff, just not my teabag
*rob*
I wonder if the apartment ever gets direct light, facing West into the courtyard?
I don’t know, I like the art deco buildings, but this tired apartment seems a bit pricy for what is on offer. Take what it would cost to renovate, and substract from the asking price.
With a little work this could be a nice apartment. The bedroom is huge by Brooklyn standards.
I wouldn’t be surprised if someone forked over $500k+ for it. People are paying $700k for tiny 2 bed walk-ups in BH, so its not much of a stretch.
Agree Dave.
It’s a great size for a one bedroom. The living room and bedroom are very spacious
Wonder if you can get rid of that raised dining area and extend the small kitchen out a bit.
They are. But oh what fun! It is so Felix and Oscar.
Those raised platforms are really ugly and an incredible waste of space.
