You gotta love the front courtyard of the Mansion House, the 107-unit co-op at 145 Hicks Street in Brooklyn Heights. The interior of this one-bedroom in the building is not as impressive, but it has some understated prewar charm. (Just don’t look at the kitchen.) The layout is nice, too, with a good-sized bedroom and ample closet space. The monthly maintenance of $770 is quite reasonable for 800 square feet in a doorman building. Not so sure about the asking price of $545,000. Waddya think?

  1. Typical 1930s Depression-era apt. I hate those raised dining platforms too. Rob for sure has the best solution. Or you could rent it out for Summer Stage productions of Romeo & Juliet and host your own supper clubs. The sunken/raised effects were aesthetic but they do contain plumbing, so cannot be changed (unless you want to build false floor). Those level changes are dangerous — I nearly broke a leg once — and I believe they are now against code in new construction.

  2. Nice space. What I’d do with the raised area is build up bookshelves to act as more of a divider and get ride of the kid/grandma safety rails. Your window of sunlight is going to be mighty small, but I don’t think the price is out of line. The maint. is pretty low for what you’re getting.

  3. Raised kitchens are just a weak attempt at haute cuisine.
    Anyone knows a girl needs at LEAST 3 steps to make a grand entrance from the dining to living room as she serves her guests cocktails and canapes.

    Isn’t it great that this one is an easy comp to yesterdays CotD in terms of size/layout? I prefer the location here, but if choosing between the two, the WBFP and deck would tilt me to the PS listing.

    Suggestion to Brownstone – it would be pretty cool if going forward the Mon/Tue and Wed/Thu CotD were similiarly comparable. Perhaps you could post studio/1-bdrm the first two days of the week, 2/3-bdrm the middle two days.
