You gotta love the front courtyard of the Mansion House, the 107-unit co-op at 145 Hicks Street in Brooklyn Heights. The interior of this one-bedroom in the building is not as impressive, but it has some understated prewar charm. (Just don’t look at the kitchen.) The layout is nice, too, with a good-sized bedroom and ample closet space. The monthly maintenance of $770 is quite reasonable for 800 square feet in a doorman building. Not so sure about the asking price of $545,000. Waddya think?

  1. I used to live in a Deco era apt in the Bronx with a similar layout. The living room was the only “sunken” room in the apt, with the same railings and stairs. We had the dining room table, which we only used on holidays, on the landing. These apts are usually pretty spacious, as they were built to entice middle class renters with families. Don’t know about price, but not a bad apartment. The kitchen could be upgraded, and/or the bathroom. Location is great. Courtyard views can be much quieter than street views.

    anyway, this apt is BORRRRRRRRING except for the windows and courtyard view and pricey
    I mean I guess 545K is acceptable for a 1 Bedroom in BH,but you will need to renovate it

  3. the apt i lived in morningside heights had both raise bathroom, double raised kitchen, and raised little nookey area before the kitchen. i always assumed it was cuz of plumbing.

    also i cant tell HOW MANY TIMES i tripped over that one annoying little step when i first moved into that apartment. also, i was locked inside the bathroom for about 7 hours when i first moved in because i couldnt get the door open, it was jammed shut. that’s why sometimes those old pre war apartments can be a nightmare, but i do like them for the most part.

    and it hit me what the front courtyard of this place looks like. a suburban methadone clinic where they try to hide the fact that it’s a methadone clinic or a halfway house with pretty shrubbery!!!!

  4. cashflow-wise, this compare well with the 1 bdrm Park Slope one yesterday. This is bigger vs. the other has more pre-war details so matter of location preference.

    Personally, I rather pick this one
