I don’t think that Sterling Place house is overpriced at all. That block has one of the prettiest stretch of brownstones in the borough.
Provided, of course, that there aren’t flaws hidden by the photos–but it sure does look like it’s in great shape with fantastic details.

That Ditmas Park house is FABULOUS. I want it. I don’t have all the peeps to live in that house, but I always wanted to start a commune…..
boerumhill – “prime” is highly subjective, i guess it’d depend on how you’d define this.
that said, i’d recommend viewing the entire box of CIA-Ocean-Caton-Ave H.
within this perimeter you will find so many different micronabes that may suit your ‘prime’ definition. for example, there are parts of Rugby near Ave H that may seem more desirable than the Rugby just south of Cortelyou, Or, as the house on 18th shows, parts of this street that may be perceived as ‘sketchy’ while other parts are absolutely picturesque.
that said, i wouldn’t discount the other side of Ocean, toward Flatbush. we’ve been looking at houses in that area, and in my opinion the are a far greater value than those in Ditmas proper.
we currently live in fiske terrace, and would love to stay, but the other side of Ocean seems like a better value. hell, for the price of this 18th street house on top, i could get a far better condition, bigger and beautiful block east of Ocean.

Ditmaspark, Corcoran does photoshop the pictures occasionally. I have seen instances of changing the colors of the neighboring houses, or erasing an unsightly building in the background.
Same here on the weird slow typing. I suspect there’s a slow script in one of the ads, or maybe the marketplace bit?
oh i don’t think corcoran would be so deceptive to actually photoshop the pics (at least not to my knowledge). the photos are just too low-res and wide-angle to see the finer details. photos will never do the justice a walk-thru will, obviously.
in my experience, when i walked thru this house, it IMMEDIATELY felt a few hundred thousand lower. in fact, i’d say from the curb side looking at the house it felt lower than the price tag suggests.
my point is for a $1M house, i’d expect far better condition and location. in my opinion, the price tag is riding the coat tails of the ditmas zip code, not necessarily the house itself.

re: 18th St location
What micro-nabe might be considered a more prime location? Something north/northwest of the Beverly Road stop? Say, for example, west of the Q train, between Albemarle & Beverly?
Not fishing, just trying to get better feel for some nabes I have only spent limited time walking around.
While we’re at it…can someone tell me what the boundaries are for Prospect Park South nabe?
