Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

the johnson product is excellent. I am not sure how many different grades they have – but I do believe their are higher grades with better rollers. Speak to the folks at Dykes. Stanley makes this kind of product as well, again not sure of the differences in the models. these hang from above which is what you want. Steve

Thanks for all your comments. I didn’t realize it was such a controversial topic 😉 I love that people have differing opinions…Though admittedly, it makes me a bit more confused. As much as I love the idea of keeping the original details of the house intact, I think the windows do have to be replaced. Some aren’t even fully shutting, plus they just look really really bad. It looks like the wood is rotted in some places around the inside of the window frame. Maybe there’s someone out there who could restore them…But that seems like it could cost even more money than to replace them, even with great-quality new windows. Something tells me I’ve always had poor quality, bad windows in my life, so maybe I won’t even know the difference after getting the new windows! Will check out Bay Ridge Windows.

Have your GC do it. After pricing out wood Marvin’s at all the window places I had sticker shock and priced them direct from a lumber yard recommended on this site. After they gave me the runaround I went to Dykes and was willing to lay down for them. Dykes sold me Marvin’s for just $1000 each. Bay ridge wanted. $3500 with the install and the Landmarks paperwork. I was on my own for dealing with landmarks and they were so easy to deal with. In add a theatrical designer friend help with the pictures and draftings which are pulled from Marvin’s website. I don’t begrudge anyone business, but licensed plumbers charge less for two guys to work for a day in my house than these “window experts” do.

A finish carpenter could restore your windows. If the concern is matching existing molding, they may be able to find something off the shelf at Dykes Lumber. It’s also possible to custom make them, but the cost and effort might not be worth it for two windows — depends. . Once you have the right materials, this is a very small job taking just a few hours. As for the wood floor, you should contact someone who specializes in wood floor installation. Be careful to let the wood acclimate to your humidity in your home for a few weeks, so it doesn’t cup after installation. . If you are going for a historic look, you may want to find some old salvaged wood that has been re-milled. Or just wider, high quality boards. . Unfortunately, I am not allowed to recommend people because I work for Brownstoner, but maybe someone else here can make some suggestions. By the way, it is very rare for buildings to be landmarked on the inside. Usually it is only the outside that is landmarked, and any exterior alterations must be approved in advance by the Landmark Preservation Commission. . It sounds like you have some beautiful plans for restoration.

I don’t mean to hijack this thread but I have a question that im sure most of you would be able to answer. We are replacing all of the windows in our home as well. The previous owner has hidious white replacements installed right now. Based on your advise, we have decided on a brick to brick installation. I have notified our contractor of this, who is totally fine doing it, but has told me today that if we do that, the original pocket shutters will not fit the new windows. How is this possible? How were windows installed 100 years ago any other way then brick to brick? So if the shutters are original, why wouldn’t they fit? I don’t get it. All softs costs between 100-175k (design, architecture, engineering, expediting, inspections etc) Hard construction costs between 350-450/sf depending on quality of finishes and details. Last one we did came in at right around 425/sf all in (soft and hard costs)

Respectfully, your architect is not simply the person who draws your plans. Your licensed professional registered architect knows building code, applicable laws better than your attorney and can save you money with your contractor by specifying things properly the first time. The place to save money is not with your architect. If you need simply someone who calls themself a designer or a person to draw plans, you’re asking for a draftsman. Best of luck – you’ll need it.
