Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

Experience is very important, including experience with your specific housing type in your borough. Just to give a very minor example, someone I know hired a friend to design the renovation of her prewar co-op. He spec’d appliances that used 220 volt electricity, which the building did not have and was never going to have, and he also tried to install a fridge with an ice maker where there was no plumbing. Ridiculous. Imagine this scenario on steroids when it comes to filing plans with the building department.

Tackling a renovation project, particularly if this is your first time, is not for the faint of heart. It can be very stressful and overwhelming. If you are inexperienced you definitely don’t want to cut corners on the architect. You need someone who knows what they are doing. I’m sure you heard this before, but you get what you pay for.

Not a stupid question at all. People buy services all the time from students and apprentices whose work is overseen by licensed professionals. Even the esteemed professionals commenting on this list were once inexperienced beginners who had to work their way up the ladder. A license alone is no guarantee of competence or diligence. As someone working on your “first ever project,” you face a tough challenge discerning which licensed contractor or architect will actually perform up to the level they promise, and which of these won’t set you up for a stream of delays, change orders, or never-finished work.

i’m surprised to see architects trashing younger architects here. i’d go so far as to say your better off with a younger person. they know the new codes and techniques, they have mentors and other people who they can trust for advice and you’ll get a good bang for your buck. this is nothing like hiring a rookie contractor like one person mentioned.

Go and see Scott Schnall …..doesn’t do “design” so you have to know what you want…..and customer service is “average” at times eg when you are trying to reach him always on the phone/busy. But he’s busy for a reason, can handle filing. approval etc and gets it done fast.

This is an amusing topic. For the sake of simplicity let’s just stick the OP’s main concern: cost effectiveness. Construction is your highest cost and it’s determined by the design. Students and non-practicing academics can design all night long but their designs miss one small detail: a budget. Hire a professional who knows about construction costs and ask for a cost effective design that meets your budget. The Architects and Designers directory that’s a couple of clicks away seems like a good place to start.

I’ve spent the last 2 days educating self, and looking at prices etc.. on windows. What I’ve found may help u is. 1\. Consumer Reports Mag. this month has it’s recommended Co’s on Window Brands. The best for cost, no maintenance other feature I’ve found best priced is Vinyl. I’s selling more than Wood, Aluminum, Steel. Composite. CD rates Simonton I forget the model an 83 the best it gives, and it’s sold at Home Depot. HD will give u numerous installers to contact, if u want. Get a HD credit card get it 0% int. but that’s $260\. There’s a 73 at Lowes $190\. u can do same way. Check out mnf. sites, use google search for mnf. reviews. American Craftsman by Andersen 70 Series @ HD for rainy climate $170\. I’m ruling out don’t need in TX. but Andersen looks like 1 of best MNF.

I am with Heights Historic Window and Door, we only do full brick to brick installations and we never disturb the shutters.
