Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.
I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

I think it is mostly coming through the walls and maybe up from the ground? Probably a little bit from the coal doors, but I don’t think that is the main problem. Thanks.

If where it enters is confined to a small area, skimming it with hydraulic cement will do the trick but I assume it’s a rubble stone foundation and the water would most likely find its way in elsewhere. The front of the house is more difficult to deal with than the rear yard. Do you have concrete slabs up against the house or dirt. If dirt, install a French drain and drain it into the main soil pipe by running that drain into the basement.

Yes, any finish carpenter can easily fix the damage and install these and get them working again. Unfortunately, I am not allowed to recommend actual tradespeople since I work for Brownstoner. Having now read two posts about your contractor, it sounds like you need to be clear with him that your intention is to save the original detail — though it also sounds like he doesn’t have much understanding of this approach. BTW if you are doing plaster skim coating, be sure to use fiberglass mesh under the first coat so the cracks and peeling don’t come back.

I have Marvin doors and not only they are expensive, but very difficult to work with. Few people know how to install them properly, my doors warped with water and the weather stripping around the doors peeled. I am not happy with this product. Warranty is a joke.

I had a client ask me this exact question about 15 years ago. Though in my case, we’d picked the paint colors (there were only 2) for the project. “Why should we pay you x% of the $20,000 painting costs? That’s insane!” My answer was that there are aspects of each project that are very time/effort intensive – like designing the kitchen and bathrooms, where there are lots of finishes and millwork to design and detail. There are other aspects – often like paint colors, that are not time/effort intensive. My fee represents a sort of weighted average on all items, both easy and hard. I told them I was happy to waive the fee on painting to reflect that almost no time was spent on that item. But I would have to charge them 30% of the kitchen cost to reflect how much time was spent. Every business will structure their fees as they see fit or appropriate to the situation. In general flat fees are not advisable for design intensive or larger projects.
