We’re digging this limestone house that just hit the market at 421 Sterling Place, and we suspect that house hunters with a thing for original detail will too. The woodwork on the parlor floor is particularly impressive, and the 131-foot-deep lot makes for a killer backyard. The only real negative (for some buyers, anyway) is that the house has only three stories. Then again the price tag would likely be quite a bit higher than $1,699,000 if that weren’t the case. You liking it?

    I think we posters are so negative about Washington Ave today largely because the asking price of this home is too high.

    If the asking price were soft, then most of us would be saying “Washington Ave is relatively safe… you can always come out of your front door and walk west!”

    But for 1.7M, we expect more than that.

  2. I walk through past that place several times a week, including after dark, and never felt unsafe. Two blocks east–near Franklin–is a completely different story.

    The listing price puts it at a little more than $500/square foot, which seems about right for this neighborhood–especially considering the lot size and details.

  3. My renovations for this place if I were to buy:
    2 new kitchens (Set up for 2 family)
    Deck with stairs off parlour floor to garden
    Upgrade elctric
    Central air.
    Eliminate carpeting on stairs and 3rd floor
    Reconfigure rooms on 3rd floor
    When done – house worth current asking price
