We’re digging this limestone house that just hit the market at 421 Sterling Place, and we suspect that house hunters with a thing for original detail will too. The woodwork on the parlor floor is particularly impressive, and the 131-foot-deep lot makes for a killer backyard. The only real negative (for some buyers, anyway) is that the house has only three stories. Then again the price tag would likely be quite a bit higher than $1,699,000 if that weren’t the case. You liking it?

  1. So regarding Prospect Heights, what do all you consider the “prime” areas/streets that could command prices like these? I’ve lived in the neighborhood for about 2 years now (on Carlton btwn St. Marks and Prospect Place) and am always curious what others consider the creme de la creme of our small ‘hood….

  2. I propose a moratorium on the use of the word “basement.”

    It caused too much confusion and error.

    There is a “garden-level” and there is a “cellar” beneath the gardern-level.

    I agree with you that this is a very decent location and that it will probably be a very nice location in 10 years, but…

    Are you saying that the broker’s statement that this home is “on one of the most coveted tree-lined blocks in Prospect Heights” is credible?

  4. Mea Culpa. The “Cellar” was off limits. The Garden Floor had a crappy kitchen.
    The house is set up as a one family, easily converted to a 2 family, and is zoned as a 3 family.
    For 1.3M I might consider it.
    FWIW I grew up in NYC, am the same dottering ancient age as DIBS and never heard the basement vs cellar Brownstoner verncular brfore.
