We’re digging this limestone house that just hit the market at 421 Sterling Place, and we suspect that house hunters with a thing for original detail will too. The woodwork on the parlor floor is particularly impressive, and the 131-foot-deep lot makes for a killer backyard. The only real negative (for some buyers, anyway) is that the house has only three stories. Then again the price tag would likely be quite a bit higher than $1,699,000 if that weren’t the case. You liking it?

Parlour floor was in move in condition. The other floors need work. The basement was off limits.
Lovely, a perfect size for a family. And that deep backyard to the icing on the cake.
It is in pretty good condition. Any work would be cosmetic, not needed right way, or just to bring it more in line with your personal taste.
I didn’t get any info about mechanicals.
I also went to the open house. On the plus side, very nicel restored fireplaces and some other nice woodwork on the parlour floor. Also, it is zoned as a 3 family.
If this was fully renovated as a two family with a smallish duplex and a garden rental, it would be worth $1.6M to 1.7M.
There are 2 4 story buildings for sale on this block for not much more and they are stagnating with zero interest.
This place is seriously overpriced.
I walked down Washington yesterday. I didn’t realize how many vacant store fronts are over there. If the rents are reasonable, it definitely looks like a great place to open a business.

Aside from the location, what did you see when you visited the open house?
Is it it excellent move-in condition?
Is so, someone with deep pockets will fall in love with it and pay close to ask.
The “owned by the same family for decades” language makes me think it will need work.
Yes, Ishtar and I seem to be in agreement about this location.
Lovely block as far as housing stock goes, but merely decent as far as safety and amenities go.
Safety and amenities will probably improve greatly in the next decade, but the same can be said for CH homes, two blocks away.
Yes Ishtar, it’s the same house. Another indication that it is overpriced is that a similar-sized house in prime Park Slope, also on the OH list, was listed for pretty much the same amount.
That said, it’s very pretty; apart from the price, I like it a lot.

That block of Sterling is very beautiful, but the broker is lying when she says it’s “on one of the most coveted tree-lined blocks in Prospect Heights.” It’s not one of the more safe blocks in the neighborhood, and the proximity to subways not the best.
It’s a great looking home, though.
