We’re digging this limestone house that just hit the market at 421 Sterling Place, and we suspect that house hunters with a thing for original detail will too. The woodwork on the parlor floor is particularly impressive, and the 131-foot-deep lot makes for a killer backyard. The only real negative (for some buyers, anyway) is that the house has only three stories. Then again the price tag would likely be quite a bit higher than $1,699,000 if that weren’t the case. You liking it?

You folks are crazy to say that Vanderbilt was sketchy five years ago. Maybe 15 to 20 years ago, but by 2001 it was certainly not sketch.
Anyway, assuming the mechanicals/structural are in good shape this house will sell for around $1.5M before the end of the year (and possibly more). Reports are that it looks very presntable with minor cosmetic work necessary (or perhaps dropping in central A/c for what — 30K?) and unlike some parts of PH there are no large apartment buidling on the block eating into the doughnut hole.

The 2,3 at Eastern Parkway is less than a 5-min walk—2 stops to Atlantic Avenue hub—and the Q,B at 7th will take even the mellowest walker ten minutes.
Oh, and btw, Vanderbuilt 5 years ago was not like Washington is today.
Uhm, you’re quite wrong, Fjorder. I live in the area and eat in/order from restaurants on Washington frequently. It’s less than a 5 min walk from my house.
Ishtar, my comments are merely showing that Washington Avenue is not a burned-out war zone. You and Pigeon obviously don’t get to eastern edge of PH too often; relax, your safe there.
I also expect more for 1.7M, but I chose to comment on the location. For one thing, I’d want a better school zone and the list (for the location) is similar but not as extensive as what deadcatbounce suggested.

When you say the basement was off-limits, you mean the garden-floor, not the cellar, right?

Was it the basement (i.e., garden level) that was off limits? Or the cellar, where the mechanicals are?
Hard to tell without a floorplan, but it looks like the kitche is on the garden level. Is that right? With a triple parlor on the parlor level? If so, that’s a serious negative in my book. Three “living” rooms upstairs, with the kitchen a level down? What else is on the garden level?
Dear Broker: this listing really needs a floorplan!!!
