If you’re going to ask $1,325,000 these days for a house in Bed Stuy, it better be pretty darn spectacular. This new listing at 371 Greene Avenue, while perfectly nice, is a far cry from spectacular, though. The entry hall still retains its original charm, but the rest of it, judging from the limited number of photos, appears to have suffered from having been subdivided into three units. What do you think is a more realistic price?

In general I agree with DIBS and M4L about buying in Stuy heights rather than this location but some folks who are used to the amenities around Clinton Hill/Ft Greene might well want to stay closer, even if it means going outside their comfort zone a little. not at this price though…900 and somebody would snap it up.
At $942k, I think the widget is high. I’ll be the first one cheering if it sells above $900k though.
m4l is right…you could get a spectaular limestone right off of Fulton park for less than this price…if there were one for sale!!!! Peak in bed Stuy, on that very block of Stuyvesant, was $1.3MM.
This area is fringe compared to Stuy heights.

if one is going to buy in bed stuy and willing to pay this kind of price point, go to prime areas of bed stuy. better looking blocks, no drop in safety / school quality / subway access / retail access,…. and cheaper price. only an “I” word buyer would consider this price for this house and this location.
I live happily in Clinton Hill but truth is blocks pass grand ave is really fringe looking but stuff are priced as if it’s prime

Hoboken is pretty damn great, the townhouse is even better. I did grow up in Bergan County, so I got a bit of the Jerz in me…
It ain’t bklyn, but it’s abt the best compromise you can ask for. Commute is sweet, we’re on a pristine block, and for about 2/3 the price if not close to 1/2 the price given the comparable quality of the street we’re on, we’re loving it.
Nice thing is that the inventory for townhouses there is way lower than bklyn, so the supply part of the equation is pretty constrained.
There’s a really nice looking fedders house directly across the street from this!!!!!!
That kitchen is to die for if I had it in a $700 a month apartment.
