If you’re going to ask $1,325,000 these days for a house in Bed Stuy, it better be pretty darn spectacular. This new listing at 371 Greene Avenue, while perfectly nice, is a far cry from spectacular, though. The entry hall still retains its original charm, but the rest of it, judging from the limited number of photos, appears to have suffered from having been subdivided into three units. What do you think is a more realistic price?

(tho hoboken and jersey city are not the best examples of new jersey’s high academic achievements.. but also hoboken and jersey city the taxes arent as high as the rest of the state where schools are top notch and run circles around nyc public schools). which is why property taxes needs to be at LEAST doubled in nyc on large houses. but maybe i shouldnt say that cuz it probably would raise rents too, so it’s a crapshoot

  2. there are monied parts of nyc that are waaaaaaaaay more soulless than paramus. a place itself can’t be soulless, it’s the people who make up the area.

  3. Taxes in Hoboken and Jersey City are steep, generally three times as much for an average house in comparison to Brownstone Brooklyn. Where does that all that tax money go?

  4. The house next door sold for $452k 2 years ago. This listing looks clean, but that’s about it. If the realtor in her struggle to capture the magnificence of her listing picked that ugly “first price at Home Depot” kitchen, what does that say about the rest of the house? Not to mention this is a 3-family used illegally as a 4-family.
    They would be lucky to sell for the bottom of the widget.

  6. MFN–thanks for posting pictures. It looks really cute and well maintained. Garden looks great too. Nice job. And as you say with that mortgage amount at 5% you are in good shape for the long haul. I have a mortgage of 800 and change at a similar rate so I can relate to that level of financial commitment. Anyway, good to see you.
