If you’re going to ask $1,325,000 these days for a house in Bed Stuy, it better be pretty darn spectacular. This new listing at 371 Greene Avenue, while perfectly nice, is a far cry from spectacular, though. The entry hall still retains its original charm, but the rest of it, judging from the limited number of photos, appears to have suffered from having been subdivided into three units. What do you think is a more realistic price?

    The block that house is on is one of the top blocks in the hood (it’s 2 blocks from my house, which plays 1B to it’s 1A or so).

    So this street does get a premium, and it is a GORGEOUS block. THis is also a nice looking place for sure.

    But this seems a bit high.

    There are comps to support a price closr to this for true brownstones like this on 12th street and Garden or Bloomfield, 2 of the best blocks in Hoboken, within the last year. But some were new renos, which for some reason people pay more for. And they were wider homes, this looks like a 15 footer like mine. There are also exmples of things lingering at this level.

    I think the FSBO will hurt this seller. If I were them, I’d call a broker like Singleton Galman (plug) instead of trying to save 60-70K on a 1+M sale. I just think it’s foolish, in a small town like that you want someone who knows everyone, and everyone who buys there uses a broker.

    I sure hope they get it though, anything that makes my place look like a steal, I’m 100% all for.

  2. Cross streets are between Franklin and Bedford closer to Bedford. You are right that whether you are on one side or the other of Classon shouldn’t have that much of an effect on price but still one can find houses on Grand other streets in the center of Clinton Hill that are nicer and cheaper than this.

  3. This is a 4 family house in pretty good shape. i am not sure of the cross streets but there is nothing magical about the Clinton Hill neighborhood–that should move the price point up or down. There are good streets and bad streets in Bed Stuy but really only 4 or 5 streets in total in CH.

  4. Nice looking house DIBS. Price seems ambitious given what MFN paid for his, but I don’t know anything about that market.

    MFN–you are right about space. I live in 2 floors of my house which equal about 1600 square feet and its a good amount of space (the right amount really) for me and my family. Then I have one floor for my office and one floor for rental.

    True, however taxes for state and city combinesd are abt 5% lower. It’s a huge number.

    If you work for yourself, you are also assessed an additional 4% Unincorporated Business Tax on every dollar.

    The property tax definitely sucks given that the schools ain;t great. But you save a ton of you work for yourself, which I do, vs NY.

  6. 2 other things I learned in the experience with buying this house.

    Once we had an agreement, I totally freaked out that it was too small and might have resale problems. Just panicked.

    So much more space than we need. Just south of interior 1600SF and we have a room we haven’t even done anything with yet.

    You get this picture in your head of having an 18 ft wide home, maybe 4 floors, etc, etc. Just lives so much bigger than I thought it would.

    Also, move-in quality has made such a huge difference. Nothing out of pocket at all in repairs other than repainting, including appliances. I’d love a fix up job if you actually got paid for the risk. Never seems to work that way.
