House of the Day: 371 Greene Avenue
If you’re going to ask $1,325,000 these days for a house in Bed Stuy, it better be pretty darn spectacular. This new listing at 371 Greene Avenue, while perfectly nice, is a far cry from spectacular, though. The entry hall still retains its original charm, but the rest of it, judging from the limited number of photos, appears to have suffered from having been subdivided into three units. What do you think is a more realistic price?

stonehawk,
It just seems that whenever a house is missing original detail, people really slam it here, but the go nuts if it still has it. Now original detail looks great, if it is well maintained, but I’d say less then 25%, if that, of houses that still have original detail have it well maintained.
Why anyone would prefer a worn out original detail (that they likely will never be able or willing to restore to original state) over a nicely done modern renovation is just beyond me.
MFN–you are back! How is Jerz?
I hear you about the broker advising the seller but damn you would have to be a clueless seller to accept that at face value without knowing what comps in the area are. I mean this is so far from reasonable that it practically screams for ridicule.

Its timeless and classic. Nothing wrong with a touch of modern, but original details makes me feel all warm and fuzzy inside.
Those Ikea Stools are definitely original.
“hard to get my head around the thought process that went into setting this ask.”
Here, let me hwlp:
BHS broker says “we think we can get you 1.3 million for your home.”
Weak-kneed homeowner swoons, signs.
Why does it seem that everyone is so obsessed with original details on this site?
Nothing says 1.2 mil brownstone opulence like Ikea folding bar stools gracing your 1/2 inch thick butcher block breakfast bar.
“What do you think is a more realistic price?”
$750K now. $500K at market bottom.

Fraud. Not a brown street sign in site for blocks. Pure Bed Stuy. No hybrid.
