For a house that is described in the listing as “flawless and gracious,” 105 St. Marks Avenue could do with some more photos. (Update: When we wrote this up on Friday there were only four small photos. They’ve got a lot more up now!) Sure, the three interior shots provided look nice, but for all we know the rest of the house could be a warren of small rooms with dropped ceilings and recessed lighting! Seriously though, show us your stuff, especially when you are asking $2,500,000 for a house in Prospect Heights, a bold move in this market. We’re not saying this couldn’t be a $2,500,000 house, but we need a little more convincing.

11217, if the ask was $1.5, you’re absolutely right that I’d be singing a different tune. For $1 million less, I’d be able to overlook a lot more, plus have money left over to change what I don’t like about the place.

Cause the mark up on many items we purchase is a lot more than their intrinsic value…

I think we all agree that this is priced too high but there’s no evidence that this is a careless renovation.

I can’t speak for others, but I still wouldn’t like it. I hated 174 Clinton at $2M, and I still hate it at $1.3M. Same with that other flipper project on 4th street. The greedy and careless renovations tell a story to those who listen: “I don’t give a shit about this house, but some stupid buyer will lap it up.”
It’s the contempt that pushes me over the edge, not the price by itself.
A satin finish can be applied over the high gloss. In fact it is preferable to do it that way..one or two coats of gloss and then one or two coats of satin.

I also find it very funny. And too often, appropriate. 🙂
The glass has water in it up to a point that divides the glass at the halfway mark: i.e., I am a perfectly realistic person in every way at all times.
The aesthetic effect of high gloss on floors (and the woodwork in this case) is unfortunate, especially considering it is not more expensive to use a semi-gloss or another lower level of gloss. Maybe this is a fashion thing, I don’t know. But it can make nice wood look a little cheap.
