For a house that is described in the listing as “flawless and gracious,” 105 St. Marks Avenue could do with some more photos. (Update: When we wrote this up on Friday there were only four small photos. They’ve got a lot more up now!) Sure, the three interior shots provided look nice, but for all we know the rest of the house could be a warren of small rooms with dropped ceilings and recessed lighting! Seriously though, show us your stuff, especially when you are asking $2,500,000 for a house in Prospect Heights, a bold move in this market. We’re not saying this couldn’t be a $2,500,000 house, but we need a little more convincing.

I’m also turned off by those floors, the description and lack of more photos. And who is Kenneth Lance?
In this price range, there are so few homes on the market that people actually in the market will go look.
Unless it looks like a total wreck…which this does not.
I mean…judging from some people here, Nokilissa, Miss Muffet…it sounds as though they go to see nearly every home that pops up in their search for area/price.
The house has no kitchens or bathrooms, but it’s clearly worth at least $2.5MM. Just steps away from fine restaurants where you can eat and take a dump.
2.5M is indeed a very bold asking price!
As an aside, property shark says it sold for 1.1M in January 2007.
Slopey, those floors are among the things that leave me cold about this particular “mansion”. I also get a claustrophobic feeling from the photos, especially those 2 yellow rooms. And the woodwork seems unusually dark to me, but maybe that’s only because it’s juxtaposed against the very light stained floors.
I personally feel that the photos listed are enough to get someone to visit it in person if they are looking for a home in this price range, in this area.
And that is really the purpose of the listing, afterall.
I don’t see any people who are actually in the market for a home writing this off their search because of a lack of a kitchen photo. Only frownstoners would make such a claim.
Not that this would stop a buyer with this kind of money, but whose bright idea was it to go all super high gloss with the floor finishes?

Hyperbole much, brokers? The description sounds great, but the photos leave me cold. I’ve seen HOTDs lately with much nicer detail. So, I’m keeping my $2.5 million in my wallet on this one. (So, bxgrl, that means the answer is “No” to this house.)
Brokedeveloper, never underestimate the laziness or stupidity of a broker.
