For a house that is described in the listing as “flawless and gracious,” 105 St. Marks Avenue could do with some more photos. (Update: When we wrote this up on Friday there were only four small photos. They’ve got a lot more up now!) Sure, the three interior shots provided look nice, but for all we know the rest of the house could be a warren of small rooms with dropped ceilings and recessed lighting! Seriously though, show us your stuff, especially when you are asking $2,500,000 for a house in Prospect Heights, a bold move in this market. We’re not saying this couldn’t be a $2,500,000 house, but we need a little more convincing.

    You really know how to find a dead horse and beat the crap out of it. All anyone is saying is that if the place is really that nice, how hard would it be to take a picture of the kitchen? It can’t hurt, and just might get a few more people to take a look and ultimately talk themselves into buying the place.

    You are really going out of your way to defend the lazy broker.

  2. It’s a flip job. They bought it for $1.1M, tried to sell the poor thing for $2.995M as a spec renovation, failed, finished their questionable reno, and hired their third set of brokers. Good luck with that. It seems as if the pictures and listing prose are a perfect match to the weird design decisions.
    It has the Playboy bunny look, everything is in the right place, but nothing’s real. Have I mentioned I hate flip jobs? This kind of job puts me in touch with my inner shrillstoner.

    Your point that the photos need be only good enough to spark interest and to show that the home is not a total wreck seems true, but only to a degree. Better photos will increase interest, especially with people who are on the fence.

    I hear you, but what I’m saying is that for people looking in the 2.5 million range (like really LOOKING, not just browsing) I think they might take a look since there are only about a dozen other comparable homes on the market within a mile.

  5. This does look very very nice. A classic brownstone with the original mantles and curved top doors etc. However I do not believe its location can support the asking price.
    The location isn’t bad, it’s just not in this stratosphere pricewise. I would guess the nearby comps would not match what they are asking. It is a beauty of house though.

  6. 11217 – Online, I look at all the house listings in areas we like, regardless of price, to keep an eye on the market. But time being precious, I rarely go to see in person houses above $2mil. That said, I have seen some which are priced above 2mil which later sold in the 1.5-2 range so do sometimes take a look. But, this house would not be among the ones I’d check out.

    Is there anyone who is looking to spend 2.5M for what looks like a typical Prospect Park brownstone?
    Maybe 2.5M pre-bubble…
    But post-bubble???
