For a house that is described in the listing as “flawless and gracious,” 105 St. Marks Avenue could do with some more photos. (Update: When we wrote this up on Friday there were only four small photos. They’ve got a lot more up now!) Sure, the three interior shots provided look nice, but for all we know the rest of the house could be a warren of small rooms with dropped ceilings and recessed lighting! Seriously though, show us your stuff, especially when you are asking $2,500,000 for a house in Prospect Heights, a bold move in this market. We’re not saying this couldn’t be a $2,500,000 house, but we need a little more convincing.

I agree with dave.
And even though the house’s facade is superb, the front areaway and cheap ironwork detract from the curb appeal a great deal. They have done themselves a diservice asking 2.5 million for this. I don’t think it is even close.

The en suite baths, stainless steel appliances, and kitchen island have a lot more to do with it.
I agree with CGar – inventory is very slim right now, but it seems many sellers (I know some) are waiting til Jan (bonus time) or spring (best season traditionally) to put their places on market. And 11217, a critique of this one house does not mean people on this thread don’t love brownstoners. I love the playboy description of this – that is indeed what the photos evoke. And sorry but I find the price laughable.
From Streetview, this looks like a very nice street EXCEPT for that one large building directly across the street with all the recycling/garbage pails out front. This particular home has the best view of that!!!! FAIL
I think when you’re buying a brownstone, the rest of the streetview has a lot to do with it.
$1.5 is the upper end of my range in Prospect Heights. And I think there will be a large uptick in inventory after the holidays and especially in early Spring.
People looking to buy a 2.5 million dollar house don’t go by the realtor photos of the interior. They look first at the location, next they look at size and number of rooms, next they look if there is private parking.
I’m not defending anything other than the fact that I think it’s a nice house (no, the color of the walls aren’t my favorite nor are the shiny floors, but it’s still a gorgeous old house for those who love brownstones).
I personally don’t think one person on this thread is in the market for a 2.5 million dollar home in Prospect Heights, and if they are, this will probably be added to their list to go look at.
I make no judgments about the price or anything else. But the inventory of large brownstones in this price range are lower than I’ve seen in probably 2 years.
Is it so wrong now to love brownstones on brownstoner? Or do we hate all those now too in addition to the new developments?
