For a house that is described in the listing as “flawless and gracious,” 105 St. Marks Avenue could do with some more photos. Sure, the three interior shots provided look nice, but for all we know the rest of the house could be a warren of small rooms with dropped ceilings and recessed lighting! Seriously though, show us your stuff, especially when you are asking $2,500,000 for a house in Prospect Heights, a bold move in this market. We’re not saying this couldn’t be a $2,500,000 house, but we need a little more convincing.

the widget also priced 65 ppw for 2.2 when it was asking an equally egregious 2.9. it sold for 1.4.
granted this one is in much better shape, but the degree of difficulty is the same here, imo.
the comps on that block of st marks are all in the 1.1 range in 2006/7.
Actually if you use the “enlarge full screen” feature for the photos, the parlour level is quite nice. The wedding cake plaster work really looks great.
Nomi, in fact no, no mention of bathrooms or kitchens. Maybe that is the meaning behind “dream and we’ll create it”: we’ve run out of money and ideas. Who knew the pure taste of luxury could be so elusive?
Despite all the negative reviews, the widget is still pricing this baby at almost 2 million (which I think would still be a hefty price if it goes for that…)
Those newly shiny floors can be fixed easily with one more go with the sander with those fine disks they used between layers of poly, then add a layer of matt poly.

I agree that the garden level floor needs work.
Maybe they can pick baseboards while they look at the museum-quality hole in the brick wall where a fireplace used to be.
one overpays for a coke vs generic bc it’s a brand you trust. same with gap. same with h&m. same with any consumer name. the name gives you some comfort that it is not going to kill you.
what is the brand here? illegal renovations r us?
any potential buyer, besides having to negotiate the price back into the earth’s orbit, will be paying for some dob / landmarks-related headaches, i’m sure. read the file.
there is a price at which this makes a lovely home, it doesn’t start with a 2 and it may be 50% off ask. which is what is whack here.
brand equity could be a development project by a well-reputed developer and properly filed with landmarks and dob.
