For a house that is described in the listing as “flawless and gracious,” 105 St. Marks Avenue could do with some more photos. (Update: When we wrote this up on Friday there were only four small photos. They’ve got a lot more up now!) Sure, the three interior shots provided look nice, but for all we know the rest of the house could be a warren of small rooms with dropped ceilings and recessed lighting! Seriously though, show us your stuff, especially when you are asking $2,500,000 for a house in Prospect Heights, a bold move in this market. We’re not saying this couldn’t be a $2,500,000 house, but we need a little more convincing.

  1. kimcheater…that was the building I spoke of when I viewed Streetview. It’s not a very pretty building to look at. I think this place won’t sell for more than $1.5MM because people will be picky about the Streetview but at that price, it’s a good deal for someone.

  2. Thank you rob, I read your posts as well.
    One more time: there is nothing wrong with a shine on the floor of the parlors of a formal home like this. They didn’t have poly in the old days but they had wax, which they used to buff the floors and doors to a high shine. Notice the floors on the other stories do not have a high shine. correct again, the less formal rooms had a matte finish. Believe me, parlor rooms look beautiful, especially at night, with polished floors. Again the restoration here seems to have been done with some savoir-faire.
    The dislike for polished floors like the dislike for gilded mirrors or cut crystal chandeliers is misplaced in fancy historic homes like this. Sometimes more is more, if it is done well and in a properly grand house from this period.

  4. I lived on this block a little more than a year and remember this building or something very near it being on the market the entire time. A pretty small deal, but FWIW, it’s also right across the street from a home for adults with special needs, and gets about three school buses a day stopping in front of it and leaning on the horn until someone comes out.
