$1,650,000 isn’t a very high price for a four-story house in Fort Greene, so we’re not particularly optimistic about what this four-family at 179 Adelphi Street must look like on the inside. (The lack of photos ain’t helping either.) The listing does cite the existence of original details though, so maybe it’s not so bad. Has anyone been inside?

    who wants to hire me to do just about anything (legit) really well?

    i’d love to one day buy something to live in so i can fire my landlord and build some equity leverage to hopefully one day escape the corporate overlords before my soul rots entirely.

  2. the house looks nice but it depends how much work has to go into it. If its perfect in the in side then I would pay 1.5. The stock market is going down every day now and a major bank is calling for a crash. No need to be a hero and over pay for a house. Also is’nt this area in decline with the rise in crime in Cliton Hill? Or is that a Clinton Hill specific thing?

  3. I am from Philly originally and have to go there frequently to visit family. I can tell you first hand that Philly sucks.

    The people of Philly are their own worst enemy. The love the underdog but hate anyone or anything that has even the least amount of success. Philly is a visicous cycle that keeps itself down.

    You know who lives in Philly? The People that couldnt get it together enough to move to NY.

    I am a Philly boy and have Philly pride bred into me. But trust me, it is not a place to go to from NY unless you are spiralling downward.

  4. I’m with you, 4:40…I do love Philly too, but as someone who goes there a lot, I can tell you that the last 2 years have really taken a toll on Philadelphia. South Street used to be vibrant, and stores are now closing like crazy, the Macy’s I’m told is one of the most underperforming in the country (per capita) the job sector is taking a major beating as are home prices.

    And you can see from the poster above that crime is completely out of control. I believe Brooklyn is having a record low crime wave, while our neighbor to the south continues to struggle with horrible murder and crime rates.

    Even while other major cities continue to see crime declines, Philly can’t see to shake it. Even Baltimore this year is having a record low murder rate.

    I don’t know…there’s a lot charming about Philly, but after having two friends from New York live there for a time, I can tell you that they found it very depressing.

    They’ve since moved back to NYC.

  5. Hmmm…OK, I guess NYC isn’t THAT bad!

    Still, I like Philly an AWFUL lot. There seems a vibrancy there that NYC has almost completely lost. Maybe I’m projecting. Anyhow, Philly isn’t vibrant enough that I’m willing to take a bullet for it. I’ll stay in boring old Brooklyn, the garden clog and corduroy capitol of the USA.

    Say, does anyone know where Brooklyn’s murder rates are compared to the last 20 years?

    City of Death: Philadelphia Murder Rate Highest in Nearly 20 Years

    “They just shoot at anything and everybody, without even looking.”
    Over the past couple of years, Philadelphia’s murder rate reached highs not seen since the 1980s, according to the Philadelphia Police Department. So far this year, more than 315 people have been killed, a pace of well over a murder a day, police said. That’s a higher rate, according to FBI statistics, than much larger cities like Chicago, Los Angeles, and New York.

    But Philadelphia’s situation is different today from years past in that more and more of the killers are teenagers, according to the Philadelphia Police Department and the Philadelphia District Attorney’s office.

    “They just shoot at anything and everybody, without even looking,” said Shawn Banks, a former drug dealer and gang member. Now in his 30s, he said the new generation that rules the streets is made up of kids who shoot first and never consider the consequences.

    “They [are] not respecting themselves and they don’t have any value for human life,” he said.

  7. God I wish I could move to Philly. I’m starting to loathe NYC; Brooklyn included. I’d dump this house in a hot second recession or no if it weren’t for my spouse’s job, which is based in NYC.

    As far as comps, I’d put Brooklyn up against Mt Airy and you could buy a far better and bigger house in Mt Airy for 1/3 the price. Gimme a break.
