$1,650,000 isn’t a very high price for a four-story house in Fort Greene, so we’re not particularly optimistic about what this four-family at 179 Adelphi Street must look like on the inside. (The lack of photos ain’t helping either.) The listing does cite the existence of original details though, so maybe it’s not so bad. Has anyone been inside?

    You’re a little contradictory in what you wrote. If the house is perfect inside you’d pay 1.5 because that would not constitute overpaying when we’re on the brink of financial collapse? Okaeee…

    Here’s what you wrote:

    We’ll ignore “Cliton”. Now, places that need major overhauls in FG are still being signed at 1.5 and up in FG. If this place needs 400K of work, it’ll sign for 1.4 ir 1.5 probably unless the markets completely freeze up in the coming months (which, I grant is possible). Yes, if we’re in for a major and long pull back in the markets we’ll all be in deep doo-doo so nothing will matter anymore.

    There are very few true brownstones in Philly except around Rittenhouse square area. They are typically larger than the ones here in NY. They range in price from $800k to over a million like someone said above.

    Center City Philadelphia (from front St to about 24th St and Market to South is a very nice place…great restaurants and great housing stock..

    That said, Philly needs a republican mayor, a republican district attorney and a new chief of police to clamp down on all the crime bullshit. Lynne Abraham is a joke.
