This one-bedroom at 416 Ocean Avenue looks like a nice starter apartment. First off, the prewar building itself has a beautiful exterior and lobby. The unit itself while relatively modestly outfitted has nice bones and a decent size. On top of that, with an asking price of $270,000 and monthly maintenance of just $435, the pretax nut to own this place should come in at well under $2,000. Throw in the proximity to the park and the B and Q trains and it sounds like a decent package to us.

That’s a pretty good one, thedudeabides. But it’s no more than about 400-450 sf and this one is about 750sf.
Plus the maintenance is higher. And it’s a 4th Floor walk up.
But yes, you can score relative deals on the UES. The primary drawback: You have to live on the UES. You couldn’t pay me to live up there.
My current apt is the third one I’ve owned and I’m in my 40’s… yet, I’m still looking at “starter” apts. I don’t mind the term- it makes me feel younger. Or, like I have rich parents.
As for this place… eh, I don’t like that part of town.

Not saying it is nearly as nice an apartment but the spread has certainly narrowed dramatically over the years

I don’t think the crime rate around there would be a selling point, but the real deal killer would have to be the truck traffic and 24/7 double parking.
You can tell by looking at the floorplan (which includes a compass) that the apartment doesn’t face a street, so the noise shouldn’t be that bad. It’s true that the unit doesn’t seem to get much light, though. I would remove the portion of wall between the kitchen and living room that is by the windows and maybe replace it with a breakfast bar. That would let more light into that deep living room.

That price seems ridiculously high to be given the location. You can get a nice 1BR coop within a couple blocks of the Cortelyou Rd B/Q for the same price.
