This one-bedroom at 416 Ocean Avenue looks like a nice starter apartment. First off, the prewar building itself has a beautiful exterior and lobby. The unit itself while relatively modestly outfitted has nice bones and a decent size. On top of that, with an asking price of $270,000 and monthly maintenance of just $435, the pretax nut to own this place should come in at well under $2,000. Throw in the proximity to the park and the B and Q trains and it sounds like a decent package to us.

  1. The UES is a pretty varied region and changes tons as you go east. I lived there (when I moved to NYC) in ’99, and thought it was ok- not bad. My local bar was actually a cool place (American Trash)- that says a lot to me about a neighborhood. Plus, it was convenient for most anything I needed, except the 6 train kinda sucked. I’d take the UES over Flatbush in a second.
But, I’d take Cobble Hill/Carroll Gardens over the UES by an even wider margin.

  2. “I’d rather move to Queens.”

    I doubt that as well.

11217, just waht was the bad experience you had on the UES??

Live in the same building as Robin Byrd?
Get tossed out of the East Side Club?
Have a run-in with a Bloomingdales salesgirl over gift wrapping?
    No food coop?

  3. Woah, haters.
I grew up on the UES, and while I’m looking to find an apt in Forte Greene to rent/one day buy, the UES is not all old bourgie ladies with mink coats. Plus, as another commenter mentioned, it’s hard to beat museum mile.

  4. Dave,

Listen…I know the UES has more services and bakeries and such but I just can’t stand it. Luckily, I won’t need to move there. Or Flatbush for that matter. No amount of money would take me back to living in Manhattan. I’d rather move to Queens.

  5. UES is OK. Better than soho or south herald square. Ocean Ave is ugly and wouldn’t want to be living on it. Lots of questionable charecters roaming about and traffic is terrible. You can do much better in DP and get more space for the $.
