This one-bedroom at 416 Ocean Avenue looks like a nice starter apartment. First off, the prewar building itself has a beautiful exterior and lobby. The unit itself while relatively modestly outfitted has nice bones and a decent size. On top of that, with an asking price of $270,000 and monthly maintenance of just $435, the pretax nut to own this place should come in at well under $2,000. Throw in the proximity to the park and the B and Q trains and it sounds like a decent package to us.

  1. I love this building. It really retains many of the details that remind us of when Ocean Avenue in Flatbush was a prestigious address – from the black and white marble tile floor in the lobby, to the many classic 6 apartments, with maid’s room and bath. The Caton Avenue exit from the Q/B Church Avenue stop is literally around the corner, and both Prospect Park and Cortelyou Road are a short walk.

  2. Kudos to Brownstoner for recognizing that this apt is not in Kensington as the broker claims but Flatbush.

    I always felt bad about the “junior” title given to some smaller apartments but that at least is in reference to an apt’s size vs. the “classic” layout. But “starter” is more loaded.

    Looks like quite a nice place, great price. Very close to the park and subway. Lobby looks great in the photo.

  3. Ok, moving on from starter apartment objections….

    Too bad the light is kind of sucky in this place, cause otherwise it’s a nice and good sized one-bedroom for about $350/square foot. Close to subway and park. Don’t know how noisy, though, or which way this apt. faces.

  4. Me too w/ the term “starter apartment.” Agents also use this term to make some buyers settle and not wait for something that more represents their dream home. My first home purchase will be my one and only. Let it be known that there are legitimate buyers out here working with one income who (i) don’t have wealthy benefactors; and (ii) don’t believe in shacking up. Thank u randolph!

  5. ugh dont you all know? a starter apartment is an apartment for a 21 year old fresh out of college that mummy and daddy bought for them :-/ this way they can have all that equity or whatever and not have to worry about bills and rent while they flit around on being rooftop farmers for a few years until they meet someone equally as vile and combine their earnings of both sold apartments that their parents bought for them!
