The unit itself while relatively modestly outfitted has nice bones and a decent size. On top of that, with an asking price of $270,000 and monthly maintenance of just $435, the pretax nut to own this place should come in at well under $2,000. Throw in the proximity to the park and the B and Q trains and it sounds like a decent package to us.

  1. The only thing you can get on the UES for this price is a 350sf studio with $800 a month maintenance on 90th and York.

    This place looks pretty nice, although I agree with Snark that the price is a tad high. 250K maybe.

    Amazing that 1br/1ba in Flatbush now are priced similarly to on the Upper East Side.

    I guess you’ve never priced an UES 1 BR apartment.

  3. Caton Avenue = Truck Route. I know, I used to live in this building. It is a fabulous piece of architecture, and the apartments are huge and grand, BUT the truck route made me miserable. And that’s not ever going to change because there’s no way to reroute the traffic. Only way I’d buy there is if the apartment faces the back. Ocean Ave is very busy too.
