Co-op of the Day: 416 Ocean Avenue, #40
This one-bedroom at 416 Ocean Avenue looks like a nice starter apartment. First off, the prewar building itself has a beautiful exterior and lobby. The unit itself while relatively modestly outfitted has nice bones and a decent size. On top of that, with an asking price of $270,000 and monthly maintenance of just $435, the…

The unit itself while relatively modestly outfitted has nice bones and a decent size. On top of that, with an asking price of $270,000 and monthly maintenance of just $435, the pretax nut to own this place should come in at well under $2,000. Throw in the proximity to the park and the B and Q trains and it sounds like a decent package to us.

If I had to choose between Flatbush and UES, I would choose Flatbush.
You would like hell, you pretentious Park Slope snob.
🙂
If I had to choose between Flatbush and UES, I would choose Flatbush. Neither are in my top 10, but I dread even having to set foot anywhere near the UES.
UES
Payard patisserie
Eli’s
Citarella
Countless small specialty cheese and fresh fish shops
A couple hundred decent bars
A few thousand restaurants
Flatbush
A lotta nothin

I know of at least three in the NYTimes real estate section right now.
Yeah, I despise the UES as well but NYC is an international city and the UES has a cachet that Flatbush, Brooklyn does not so from a value perspective I think the UES is a better deal..or maybe everyone is catching on that it is awful and moving to Brooklyn. Hm, maybe that explains all the frat-boy finance types in my neighborhood. Come to think of it, is Cobble Hill really that different today from the UES 15 years ago?
So you’ve lived in the NYC metro area your entire life and never been to the MET Museum…?!?
You really should work on that.
i dont think ive ever even been to the UES. spanish harlem yes, but not the UES side proper. i’ve seen it on seinfeld tho
*rob*
“The primary drawback: You have to live on the UES. You couldn’t pay me to live up there. ”
yup – the only place in NYC I’ve lived (and I’ve gotten around) that I truly despised.
those DP places look nice – need to spend more time down there for sure.
