Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

I won’t use Narrowsins.com. Not helpful when you need them. They’ll give you an 800# to call. I had switched from Jan Lepelstat but I regretted it. Lepelstat was not into the digital world, and wouldn’t know how to send you an email. But he was real. You’ll have to stop by, but he’ll be there for you. He will fill up the claim, submit it to the insurance and keep you updated. He wasn’t the easiest person to work with, but he worked hard for his money. Our building had used Brownstone Agency forever. They are OK but not so responsive with claims. You may wait 1-4 months, before you can see their adjuster. We are thinking to give a try to Stu Cohen (who took over Lepelstat). However, although I am no more with Travelers, I would strongly recommend them. They are professional and very responsive in time of needs. Hope it helps.

Try JAMAICA BUILDING SUPPLIES, 1008 Atlantic Ave (nr. Grand Ave). They have gravel, belgian blocks and bluestone pavers. Can’t recall if I’ve seen pea gravel there but they’ll tell you.

Put on rubber gloves and apply a chemical stripper to the corners, crevices and molding around the raised panels with a foam sponge brush. Allow the stripper to set according to the manufacturer?s instructions. Wipe away the stripper with a clean rag. Allow the areas to dry and then sand the corners, crevices and molding with a sanding sponge.

They could also be cutter bees. They devour my roses every year here in Brooklyn. Interesting to watch – they look similar to honeybees but smaller and they land on a leaf, then in 2-3 seconds cut out a perfect semicircle hold it with their legs and fly away. The line their nests with them and lay an egg in the center of each rolled up leaf. Could also be weevils as mentioned above. You should be able to watch the plants for activity and see if it’s cutter bees or the weevils mentioned above. I haven’t found a way to deal with the bees – they seem to love my rose garden – and the roses keep blooming as normal, so I’ve given up on trying to get rid of them but they do make the plants look strange with all the little semicircles cut out.

Kolbe also are good quality windows, that may be more or less than Marvin depending upon particular windows. Andersen generally speaking are materially cheaper.

what arkady says. but the city will need access and i doubt an inspector will call you or make arrangements. they will come, not get access and close out the complaint. i’ve been through this many times. it would be much better to work this out with the neighbor because if you call the city, you can kiss any kind of relationship with the neighbor goodbye, and you better make sure you don’t have any issues she can call you in for.
