Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.
I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

State Farm is the absolute worst and I’m speaking from experience. After the torrential rain storm just a week or two before Sandy hit, our roof failed flooding our top floor apartment. They wanted to give us $14 to repaint the entire bathroom. You can’t even buy paint for that let alone hire someone to re-plaster and paint. Also, not sure where you are located but the local Bed Stuy State Farm agent is aloof and disinterested in customer service. You can rarely get someone there to answer the phone and if you leave a voicemail, it will go unreturned. A joke. You don’t get what you don’t pay for.

House insurance, car insurance, pet insurance etc etc all come with liability insurance. What are you possibly doing that you need yet more overlapping liability insurance?

Not sure, but I think that when resident2 talks about his house insurance coming with liability coverage, he is talking about umbrella coverage, whether he knows the term or not.

$4k per is high but not necessarily unduly so. These are HUGE windows you are describing. Not only are Marvin’s very expensive, but they must be well installed if you want them to work smoothly, last a long time, and provide the insulation value you presumably seek. This is where a good window company comes in: they are fast, efficient and thorough — especially with a brick-to-brick install which is the best kind. Others may say your carpenter can handle but I disagree. You could look at other brands like Louwen, Lincoln and Kolbe if you want to reduce your costs for wood windows. In terms of landmarking, you can apply to LPC to install metal windows. They have been known to allow it if the frame details are almost identical to to the appearance of wood. If you don’t get LPC approval and go ahead anyway, it could be an issue when you come to sell. There are photos on file of every home in every historic district. Eventually, LPC will notice unauthorized work and require you to make it right. Personally, I feel the investment we made in new wood windows (we replaced leaky metal windows gradually — years after our original renovation) was one of the best things we did, both aesthetically and energy efficiency wise.

Replaced four 48inch by 96inch windows with Kolbe. Did a brick to brick and it cost about $14k. Marvin $$$ was not much different and the installers did the LPC paperwork.

$4,000 per window for quality windows is in the ball park at todays pricing. Landmarks does approve aluminum clad windows these days. It is always best to get the windows approved by landmarks, get the permit. Have a contractor that is accustomed to working with Landmarks and save yours self a lot of trouble down the road, because as another person has written it can come up as violation later down the road, when you are least expecting it. This is why many buyers lawyers put in clauses in their contract riders, that the seller has to disclose if permits where gotten for all work performed on the house.

I got the best prices on Marvins at Dykes Lumber on 6th street, saved thousands, even over the lumber yard on McDonald that everyone was recommending. All the drawings you need for Landmarks are available. The folks at landmarks are very nice, and they are there to keep homes beautiful, not as a threatening up-charge for window and door companies. It took two guys 3 hours to remove and install.

An actual roof replacement? Or just repair? I got a quote recently for 6K for full roof repair. However, for complete replacement the figure was more like 27K since they need to get a permit for asbestos removal (3K I was told).

Thanks very much for all the input. I tried Heights and unfortunately they were not interested in even quoting a project with only 2 windows. A couple other guys gave quotes that were not much better. So I will probably just go with the original quote and file with landmarks.

these are good for 120 VAC and 240 VAC (maybe 277 which a lot of commercial do) and do not ask why this ended up under “roofers”, I tried to find the tab to list it elsewhere and did not see it.

Steve, lighted exist signs with battery back-up are required in commercial and institutional spaces. The idea goes all the way back to the Triangle Shirtwaist fire and probably earlier industrial fires. Some of the (about 200?) workers who died that day might have survived, if they could have seen there way out (and the bosses hadn’t locked the doors). The batteries now are not only strong enough to power not only the small bulbs in the signs, but in some models also a pair of flood lights to help people see their way to the doors. Old batteries and bulbs are easily replaced, but the good exist signs now use LED’s. Do your signs have flood lights attached? Do they use LEDs?
