Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

Have you considered Concord Village (co-op) by the foot of Brooklyn Bridge. You should be able to get a 2 bedroom there for < 700K. They are elevator buildings, some with ramps.

There are a number of new buildings being completed off Fulton between Washington and Franklin on the border of Bed-Stuy and Clinton Hill. I imagine they must be elevator buildings. I think Franklin Avenue C stop has elevator outbound.

Franklin has an elevator both directions and to the S, but only outbound is accessible directly from the street. the other one goes from platform to mezzanine and connects through the bridge.

We used Urban Arborist to remove a very large tree (~45′, with a broad canopy extending across multiple neighboring yards) from our enclosed backyard just two weeks ago. Cost was around $1,700\. Note on stumpgrinding: my hallway was too narrow for their machine, so they were unable to do that part of it. Offered to come back and do it with chainsaws, which is more expensive. They did a great job, including the clean up. Felt bad about having to take down the tree, but it was a hazard. Would gladly work with them again.

There are many buildings around Fort |Greene & Clinton Hill that are handicap accessible; Clinton Hill Apartments, Kings View Apartments, University Towers. All have 2BRs well within your price range. Just about all the new development buildings are handicap accessible.

I think you need to hire a licensed handyman. This kind of issues is generally occurring with windows. I don’t have particularly recommended, but I suggest you to Google out licensed handyman in your area via local online directories like Porch, Red Beacon and many more.

Thanks both. The are aluminium or vinyl windows (not 100% sure of the difference; I think aluminium), not wood. Key guidance is whether this is the sort of thing that a licenced handyman is likely to be able to deal with; or whether it needs a specialist. Will go seeking a handyman. Sounds like a the pivot bar on one side has popped out of the shoe. But, if you think it’s an aluminum window then the sash wouldn’t be sagging on only one side in my experience. It is fairly common for old vinyl windows to do this though. Old vinyl windows drive me to drink…

Thanks all. Ended up giving Vila Windows a call, and they had a guy doing a job down the road so he came around and apparently fixed it (I was at work; wife working from home so gave access). Will take a look at their work over the weekend, and update if there are any concerns. But from what she said, sounds like they made it pretty easy, did the job quickly and at reasonable price.

I have State Farm for all my needs?houses, cars and the umbrella policy (what you are referring to as personal liability). Knock on wood, I have never filed a claim. I switched to them from Chubb when Chubb became ridiculously high.

while i don’t have a recommendation, state farm is probably one of the worst when it comes to paying a claim. others on here have recommended brownstone. check the forum for recommendations for insurance brokers.

I have always Insured all my Buildings, both owner occupied and rental investments with The Brownstone Agency. They issue very comprehensive policies for older buildings at a very competitive price. I have every once in while priced around, but always found that The Brownstone Agency covers all points for the best price. As for general umbrella liability…. I believe in doing the right thing to avoid the need. Be Neighborly.

I do know others who have had a claim with State Farm and they had no problem
