Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.
I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

the tool that would work is called a die grinder. a moto tool would work but they are small and light duty. milwaukee made a big powerful die grinder, a bit pricey. I too again think this is on the glass guy. if the glass were to sit on those beads, it would crack.

I just read your second post. I was thinking to laying this one on my glass supplier to see what he says. But I install glass (we are not glass people, but it is part of a larger program) and there is no way I could say to one of my customers that the glass does not fit. they would laugh at me. Steve

if you cant find a collector… as an artist and arts educator, i know any art museum education department would GREATLY appreciate them for use for collage and other reference. bma, qma, etc. or day camps with strong arts programs. i once stumbled upon a curbside of about 300 national geographics, dating back to the 1980s. what a goldmine! PS-why is this categorized under roofers?

i suggest hiring an experienced and smart buyer’s broker to do the research and negotiate the deal.

@MELISSABRAUN Don’t blame the listing broker for not telling you that it’s an SRO. Remember they work for the seller and not for you! Or, the listing broker might be totally clueless. That is why hiring a trusted and experienced buyer’s broker is essential if you are not a seasoned investor.

You need to post photos of the entire door from both sides. If it can be restored, you need an architectural woodworker. Many specialize in doors. I recommend Omar and Belda of Artistic Woodworks in the Brooklyn Navy Yard. If they can not restore it, nobody can. But they can reproduce it.

I was definitely not blaming the broker, I commented on how sneaky it was. A friend of mine went to see the property and she was outright lied to as well and told it was a legal two family and not an SRO. I’m well aware it’s up to the buyer to figure everything out.

You need a carpenter that specializes in historic restoration, not a GC Most old doors can be restored, they do not make them like they used to. But it is a question of finding the right crafts person and how much you want to spend.

Well you CAN blame the broker on that one then because though NY State is caveat emptor, if the buyer asks the broker or seller a specific question that question has to be answered truthfully to their best knowledge. C of O is not something they can plea ignorance about. Maybe alert the firm for which this broker works? So that firm can avoid the kind of big successful lawsuit another family got in Park Slope when the seller’s broker kept canceling open houses on rainy days and lied about the heavy leaking?

We had a similar situation with a 3 story sycamore or london plane tree in our yard last year. I can’t find the info but I think searched here for referrals and used one. I think it was like 1,000-ish and the company came with a crew of 3 or 4, cut it down in a few hours, carted it through our basement to the front where another crew with a chipper came and it was all gone in half a day. They left a stump, which stinks, as there’s no way to get machinery to our backyard, but I was impressed with how quick and safe everything was.

We used Urban Arborists to remove 3 dead trees from our back yard. these were about 40′ – 60′ tall. Years of neglect before we bought the property, and the trees had become overwhelmed with vines. After storms, small branches were breaking off and falling on to our rear extension and neighbor’s property. No damage from the small branches, but we thought whoa, it seemed like only a matter of time before something bigger broke off. This is something that should surely be taken care of, and be done by a professional. The procedure was actually to climb up the tree, tie ropes and pulleys, to safely lower the removed limbs. Add in stump grinding. It came to about $4500.

I used Family Tree Service for a 40′ catalpa. They cut it up and take it all out via the garden level hallway. Did a nice cleanup job. Can’t remember what I paid in 2008.

We used Prospect Tree and paid about $1,500 for removal of a very tall maple. All pieces brought through parlor floor with no damage to walls. No stump grinding but it was cut low enough that 10 years later there’s no evidence of it.
