Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

no, don’t report your own property. you will probably end up with a violation too. she will get one for conditions attracting rodents and you for active signs. either report her property, or help her with cleaning the first time and then tell her its on her. i’m sure there’s a handyman on your block who will clean it out for $40-50\. i get the impression that you’re in bed stuy, crown heights or similar, if not, it will probably cost you a little more. getting a bait box for her yard and yours is probably another thing you can do. deal with the rodents now before it gets worse.

We had a horrendous rat problem on our block a few years back with rats all over an apartment building two doors down. They soon infested the area under our stoop which was dirt and got into the area in our floor joists between the garden and parlor level. Awful. MY husband called 311 everyday to try to get the apt building to cover their trash and put down traps. We had a rodent guy come and put down concrete under our stoop, get rid of access into our house, and put down traps in the rear garden. Within a few months the rats were gone, and a neighbor in the apt building said he put down lye, like his father did in his farm. If it’s true it worked wonders!

I disagree, NP. A pita neighbor of a friend of mine filed a similar complaint against him & he has no backyard. ECB came to look, were pleasant & reasonable & cancelled the complaint forthwith. I doubt that OP would run into trouble.

I have both Marvin and Anderson windows. Thye both are great insulators and I like them both but the Marvin “plunger pin” screen design is a real PITA

We had the same problem. We started by calling the owner. They ignored repeated calls and then finally sent some workers to clear the backyard. It is the only time in three years, and the problem continued. We called 311 and were told there was nothing they could do. We laid rat traps by their garbage and stoop, which helped. Then a cat had kittens, and we ended up with 5 cats on patrol. Problem solved.

They can be dangerous in that their feces carry germs & worms that can harm pets. They can also be vicious. If you call the City you’ll just be told to hire a licensed pest control company. Ask neighbors if they’ve had problems & maybe get a fund together to pay for removal.

We get lots of racoons in Queens. My brother has a family in his yard. We have one in a tree on my building lawn. We both keep our cats, both indoor and outdoor, current with their rabies vaccines. Secure all your garbage in sealed cans. Put out bags in the morning. Do not leave them out overnight.Clear away piles of brush in your yard. Have a mesh screen placed over your chimney. Take in pets at night and don’t leave pet food out at night. You are probably seeing a mother with babies. The babies will move on when older, and you will fewer if any racoons.

By the way, I live by Forest Park. We get raccoons, possums, and skunks. On trash nights, I walk in the street because the wildlife is ripping open the trash bags after dark. Invest in sturdy cans and put mesh over openings into your house, and you will be fine.

Thanks all for your feedback. I reported to 311 again since the previous report had the complaint listed as MICE! I called our council person’s office and will follow up with them. I reached out to the neighbor again and told her we want to resolve this amicably and without involving lawyers (yeah I know, I don’t know wtf a lawyer can do, I just want her to know that she needs to resolve this…which she has agreed in writing that she needs to do but just hasn’t found time to yet). I told her if she is too overwhelmed to hire someone to clean the mess, we will help her find someone who will come in and do it. It’s so bad that there’s no way it’s a simple $50 job for a local handyman. It will involve hauling away truck loads of debris, never mind the insane amount of vegetation. It sucks because I can’t enjoy my garden right now knowing those rats are out there. It’s freaking me out. I’m ready to cement over the whole thing!

Miss718, Do you like gardening? I do and, were I to be faced with a similar situation, I would approach the neighbor with the suggestion that I would clear and re-plant her garden in return for having access to to it via a gate in the fence. She gets a presentable back yard for nothing; you get an extension to your backyard at minimal cost to use as a vegetable garden or flower garden or whatever.

We have several Marvin windows and love the look and heft of them and, especially, the insulation values. But they were very costly and I’ve heard people say you pay more because they do so much advertising. So perhaps Kolbe, Lincoln, and Loewen are worth checking out. I’ve noticed Loewens used in some architect-managed renovations in our neighborhood.

Thanks John…will suggest that, too. She’s a control freak though and won’t even let people touch her overgrown trash strewn tree pit out front because she’s going to “get around” to planting it. (That I’m actually going to take over…I do the one in front of our house, I’ll do hers…it’s not like the city tree belongs to her?) And NeoGrec – no, not in PH.
