Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

The ones I’ve seen (blocks near Methodist, up to the park) went up right after the two manhole fires and the explosion over here. The utility companies have been in and out of here constantly (some seems to be their own work and some related to the many buildings doing big renos) digging into the streets for work and I was told that they are to protect the trees from the workers and their equipment. Makes sense to me, but I’ve had employees from these companies give completely wrong info before.

I restore traditional wood windows. In the recent past I was asked to restore modern windows. These were considered high end form a known reputable manufacturer. They were less than 20 years old with a “lifetime” guarantee on the finish. Well the finish was still there (apparently self supported in places) but the wood behind the finish had totally deteriorated. Typically 100+ year old windows were made to be restored over and over again. And if restored properly and maintained, can give decades of functional use. Proper restoration requires skill and familiarity in use of correct and compatible materials. I’ve had to undo many botched attempts at repair. In this day of environmental sensitivity it is sad to see items that were so well designed and constructed, that can continue to serve their purpose, being so readily discarded and replaced by typically inferior items. Most reputable window manufacturers won’t make a window taller than 8 feet. Even door manufacturers, while they will make you a door taller than 8 feet, won’t give you any warranty on it. I suggest Lepage millwork, and to just do a 2 foot transom window on top that swings out, perfect for when it rains and you want airflow but not worry about getting any rain inside.

I just paid somebody to take samples and send them to a lab by express mail. It was far outside of NYC. 3 samples were tested and were all negative for asbestos. The $400 I spent was critical in making an important business decision. So, I don’t feel ripped off at all. I have had samples taken in NYC, but the rip off is the requirement to test areas under the SF requirement for remediation. It doesn’t seem to result in any protections for home owners or workers. To offer our service at competitive rates, contractors expose ourselves and workers and home owners to hazardous materials. Workers’ comp fraud is common, and payroll taxes are evaded. Often there are no other ways to cut costs enough to satisfy consumer demand for low prices. This is what you may expect, but testing labs have never referred me to contractors. That would be unethical. Lead paint tests are available in hardware stores.

We used EAB Architectural Designs PLLC for our asbestos inspection and Alan chose the company for the testing. We were happy with the turnaround time and the price. Not sure if he does lead as well but I imagine he would know someone who does. He’s been in the business for a long time.
