Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

You are always better off having the installer purchase the windows! A good installation job is dependent on good measurements for the windows and a good installer will always want to take their own measurements and order what is needed. The warranty on the windows is also dependent on the installation. Choose the brand and style of windows that you want and then call any of the many window contractors that there are and get quotes for prices from the ones that work with the windows that you think you want.

I used john from new heights construction to install a couple of windows in my mixed use property. His price was very reasonable and more importantly, his window installers were very good and my tenant was happy. I just hired him again to replace garden windows (huge windows) in the back of my commercial space. He is charging me $650 per window. Those windows are 38 wide and about 90 inches tall! in addition, the price includes removing the metal bars that were installed on the exterior of the building covering those windows. i’m all about old buildings and original detail but i rarely recommend keeping old windows. many new ones look just as good or better.

In general, the glass has been replaced. I just want to discuss with experts to make an informed decision. I’ve been having trouble finding people who do window restoration. At the end of the day, I may choose just to replace them, but I want to make sure I give thought to my options. I will say that the weights and chains definitely make the windows easier to open than new ones.

please see what no-permits says. I restore doors and we sometimes get calls to do windows and have done some; if you have simple double hung windows, consider replacing them with new windows. what you will get will be already much better than what you have in terms of insulation and they will work better. and yes, we can put double pane glass in some older windows, but it is better to consider new. generally speaking, the only time to restore what is there is when you REALLY want to keep what is there. there has to be a very compelling reason and on the occasions we have done windows, there was a real desire to keep them; they were special; they were odd in size and made like no others. Any carpenter or even handyman should be able to handle this. In my experience, replacement windows are vastly inferior, unless you do a brick to brick replacement and use something very high end and landmarks approved such as Marvins. The other options (which we have) reduce glass surface, look bad (not the materials but the way the frame sits inside another frame), are not durable, and don’t actually reduce air coming through, despite the claims of the window manufacturers. Also, keeping your windows should be a lot cheaper. But to make them energy efficient, you do need to use some type of storm windows (whether traditional, inside, or just plastic). For more guidance, there are lots of publications on the topic, including a book called “Working Windows” and federal guidelines for historic properties.

@cate, i agree with you on some points. brick to brick is the way to go if you can do it. most times original molding or pocket shutters will prevent that. properly installed and sealed replacement windows should be draft free. in my opinion, high quality new windows will change the whole feel of the home for the better. less noise, less drafts, less repairs and less safety and security risk as well.

I gotta agree with Cate here. Most people don’t put in the really high end windows – the cost is just too prohibitive. I’ve never lived in a place with replacement windows that were good – whether vinyl, aluminum (is there steel in those typical brownstone replacement ones too – I’m not sure, but I think so), or wood – I’ve lived with them all, and in rentals, coops and condos. Many were not the cheapest replacements by any means – they were sometimes quite expensive. But all were ugly. Many were hard to open and close. Some were installed where they didn’t fit the opening correctly at all. No one ever seems to take the occasion of putting in the windows to put insulation in the walls, even around the windows, so there are cold drafts from around the windows, even if the window seems tight. I have read that properly restored old wood windows, with exterior storms, are as good for keeping in heat as replacement windows. Adding insulation to the walls could only help. Old wood windows in good working condition are great, and far superior. If you don’t do it yourself, I suspect it could be cost effective to go with replacements, depending on the state of the windows, which may be what drives many to just replace.

Santos just redid my limestone’s original wood doors. I found his number on a different forum. The doors were in terrible shape- not closing or locking properly, warping, missing molding etc. He did all the work in two days onsite, was very reasonably priced and I couldn’t be happier with the results! They look fantastic and santos was great to work with.

you know, this was the kind of thing that woman used to have someone come do in their kitchens, pre 1970\. it is not really a trade any more for residential purposes as those floors went out years ago. there are people who still do this though commercially – the deli near my house has someone. by doing this, I mean stripping floors. you need someone with an orbital floor machine (home depot rents them as they are also used to screen off wood floors). you are asking someone to strip the floor with chemical stripper. you may wish to try a janitorial company or someone with a commercial cleaning company. and once done and triple rinsed and dried, a coat of sealer and two coats of wax. if you go to do this yourself, the machine can be a bit tricky as you have to balance it to control its side-to-side movement – but other than that it is easy work. you would need a stripping pad and the stripper (and you may have to try different types on that glue; we used naptha on contact cement once); stripper and sealer and wax are made by ZEP and sold at HD.
