Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

I assume that this tenant was aware that his landlord was looking to sell the building, so this is probably not a surprise. If you don’t intend to re-lease to them and would be happy if they left sooner than the end of the lease, I’d let them know immediately and tell them that you will not hold them to their end of the lease if they find someplace else. I think this is the fairest to them, as well as a potential benefit to you.

Is there a building on the other side of the lot as well? A member of my block association lives 3 doors down from a new construction and she has felt the impact on her house. Might be a good idea to have all neighbors on the same page about documenting their own homes.

As a landlord of 30+ years, I’ve always tried to be fair & have friendly relations with tenants, and have never had a problem. I bought a building with a tenant in place & ensured I talked with them. As it turns out, they did a major favor for us a couple of months later. OP, many responders assume the worst of human nature. Don’t make that mistake. Why wouldn’t you want to inform your tenants way in advance if you’re not renewing their lease? Wouldn’t you want to know if you were them? For that matter, why are you making that decision before you buy the place…they may be great tenants.

I agree with PutnamDenizen. Repairs and maintenance are what you sign on for as a landlord, annoying as some of them may be. Raise the rent if it would help you feel better about the time and expense involved. And g– forbid you train your tenants not to tell you when there’s a SERIOUS repair needed. I’m a landlord too, btw.

If the tenant doesn’t already know, he will find out when your bank’s appraiser needs to come through for an inspection. You may also want to get access to the unit to plan renovations with your architect or contractor. I would speak to him now and be courteous but direct. This happens all the time, and while it can get emotional, in my experience, if you handle it professionally people will understand, even though they will not be happy about it. One other tip: Speak to your lawyer about getting an estoppel certificate, which is basically a document in which the tenant verifies the terms of his lease (e.g., monthly rent, term, amount of security deposit, etc.). That will help protect you down the road from any unknown amendments to the lease or claims that there was an unwritten agreement or understanding, etc.

You should check out the city guidelines and info, too: http://www1.nyc.gov/site/hpd/owners/landlord.page Look at the ABCs of housing, which has your rights and responsibilities. We “inherited” two tenants when we bought our building and placed letters of intro under their doors the day we took ownership, but of course they knew the building was for sale because interested parties had been traipsing through their unit. Be sure you get the tenant’s lease when you close, and make sure you know what their security deposit is. We kept our tenants and only just had our first turnover after having purchased our home about 4 years ago.

Make sure you are using a contractor that regularly installs windows in Landmark districts and have them pull the permit. Using a contractor that does not regularly deal with the landmarks department may initially be cheaper….. BUT like many things in life, there is a reason something is cheap. And you get what you pay for, in this case a Landmark violation and worse a huge extra bill.
