Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.
I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

I’m not as concern with lost to my own belonging for the apt that I currently live in myself. My main concern at the moment is to properly insure the 2 family that I’m renting out to others. And if my tenants want to get renters insurance themselves then that’s up to them but it would not cover damages to my 2 FAM, simply their own belongings.

But I think the advice you are getting is that you should be concerned, and that it may be both wiser and cheaper to get the package of landlord insurance (the property you own) and the renters insurance (for where you live). Unfortunately I don’t have info on the alternative you are looking for. Sorry.

I didn’t realize that slopefarm was suggesting that it would be cheaper to get renter insurance for my own apt + landlord insurance for the 2 FAM, than to simply get landlord insurance for the 2 FAM. I will definitely ask my agent.

I am suggesting that, if you can’t get LL insurance without insuring your residence as well, the two together may be cheaper than if the insurer makes you keep the more expensive homeowner’s policy (rather than a LL policy) for the building you own. I don’t know, but worth looking into it. PS I hate insurers but I see the rationale for the rule. It keeps homeowners from going cheap and getting LL policies for owner-occupied buildings.

I think it will do easily. I have a 12kbtu unit in the parlor floor kitchen back wall. But what I did was install a 150ft3 duct fan in the false ceiling I happen to have in the in-between room, with a suction grill in the kitchen and an output grill in the living room. The fan does a great job of circulating the air, albeit at a moderate sound. I keep my rooms at 74deg and the small unit works find, even though I have probably no insulation in the walls.

I can’t understand how anyone can aesthetically tolerate “storm” windows as a way to keep old windows. If you have these nice old windows you’ve restored, then stick a window in front of them, you can’t really see them from the outside, you have a cheaper window (can’t be two over two, etc) stuck on the house, so what’s the point. Is this really a look people like?

I’m with Heights Historic Window and Door in Brooklyn, we carry Loewen and Kolbe products. Loewen manufacturers a very clean, well made standard Douglas Fir product with a Mahogany upgrade. Marvin, Pella, Kolbe, etc are all standard pine, Fir is an upgrade for them. I have sold Marvin for years and I believe Loewen is a superior product. They are a smaller company and do not have the advertising/name that Marvin does, but they have been in business for over 100 years and make a very nice product. I had just that problem and a broken thermal pane glass. Vila replaced glass and repaired springs in metal thermal pane double hungs for me. Very prompt, not expensive. I would highly recommend them.
