We didn’t have to deal with Landmarks as our area is not yet landmarked. We installed historic windows because it’s just the right thing to do for the house. 🙂

It seems like most of the work these guys do is in historic neighborhoods so I’m guessing that if S&E doesn’t deal with Landmarks, Design Tech has experience.

We have the Mitsubishi ones and they are a real bummer to look at but work very well. We recessed them and built these covers for them but unfortunately that compromises their performance somewhat…Would probably do a ducted system if starting all over again.

I can’t really answer your question however I was just asked to provide a proposal for these units. I can tell you that the LG distributor is Economy Supply in Brooklyn or MCN in Long Island. I was NOT pleased with the service I got from either company. Although the picture frame units look neat I will not recommend LG to anyone until this company steps up to the plate on service. Imagine if I had an actual warranty or installation issue. I would rather a root canal without novacaine than have to deal with these reps.

Do you care about the mortgage cap contingency in your offer?  You can always instruct your attorney to drop it or negotiate something else in place.  You could also have a de-escalator on the final price if mortgage rates rise above a certain level.

Personally, given that there is a not-insignificant chance that there might be a credit downgrade on US debt after next week that in turn would lead to higher consumer credit rates overall, a cap is a good idea unless you are fairly comfortable with a significant increase (100-200 bps) in mortgage rates in the next 3 months.

I suspect many of you are too young and inexperienced but thus sort of thing has been standard practice for decades…put in a mortgage contingency specifying a maximum rate. Incidentally, this typically also allows the seller to secure for you a mortgage at that rate, whether you want it or not.   And yes, as john says you can write anything into a contract and the seller can decide to accept or reject it.

Using the owner’s agent’s friend as a lawyer is a bad decision and a conflict of interest.  The fact that the agent recommended it is very shady.  The agent for the owner doesn’t get a say in who your lawyer is.

All this sounds very slimy.  Who is the agent???

You can put whatever you want in the contract. You can require that everyone dress as characters from Rocky Horror at the signing – doesn’t mean the sellers will agree to it. If they have a half way decent attorney they’ll push back and tell you to strike the clause or queer the deal.

How about Plexiglass?  That ‘s what I did and it works fine.  I measured the size of plexiglass I needed and then brought the dimensions along with a section of the dryer vent to a plexiglass store on Fort Hamilton Avenue between 20 and 30th Street.  It took 5 minutes to cut the plexiglass.   I then went home and attached the plexiglass to the wooden frame with screws, and fitted the vent through the hole.  It was a very satisfying DIY experience.

Well, we have had two lawyer so far. Lawyer One added such to the contract. The contract was submitted and the owner said he was going to instead go with another offer. The agent for the owner said that he would not work with this lawyer. He suggested that we use HIS friend lawyer because he knows how to deal “with this type of owner” and there are supposedly other contracts out on the same property so we were to sign fast. But in the end didn’t feel comfortable about having the owner’s agent’s friend for a lawyer and he is the one who acted as though this sort of thing was outrageous to have in the contract.
