It is unlikely that the ducts are configured in such a way to supply the units separately from the present (basement) source. The difficulty in balancing the needed heating or cooling is due in great part to the use of forced air/ducts to distribute. Not that it is impossible to throttle back in some locations while assisting in other locations, just … difficult. The difficulty in sticking with forced air as your solution to separating the expense and temperature falls mainly that it is mildly costly to install a new, high efficiency boiler/furnace inth upper unit, just there is likely no way to access the ductwork currently in place to take over the feeding of those existing ducts. That possibility could easily be verified or nixed, depending on the layout. You could consider a hydronic solution up stairs, with radiators plumbed into the spaces. This could easily be multi-zoned. If you went that way, you probably would decide that it really is a better system, and decide to do the same thing downstairs also. The flexibilty and efficiency attained by sending heat, as much or as little as you like, to whatever space you like, is tremendously cheaper. Not that you are consuming energy more efficiently (and you would be), but that you would need less heat, because you would only direct it where you pleased.

Ha, gotta love new construction.  Our last apartment had a door off the kitchen leading to the garden, but there was no screen door.  For $45 at Lowes, we picked up a vinyl screen door and installed it in about an hour.  We did, however, get our landlords permission first, as should you.  Given your living situation with pets and children, I woudln’t recommend a cheap door, though.  You’ll probably want one with a latch that your toddler can’t access and somehow wander onto the terrace.

schnarkie, Nobody regrets installing hydronic heat. It’s not that I’m trying to say that the “form” of heating your home via hot water is the best thing ever invented (although some plumbing geeks may debate me on that *ahem Mr. Holohan*). I’m just saying that there is no question that your home will be heated properly with a well designed system. It all starts with the heat loss calc and proceeds from there. It’s kind of like asking if you regret installing an oven to cook dinner or do you still long for the ol’ firepit and spit.

i do HVAC  work for 30 years mostly in office buildings im not looking for work but actually thats impossibly cheap if this is a home the equipment alone would be close to that wholesale then theres piping controls and retrofitting ductwork in existingg wall and ceilings insulation and sealing then air outlets dampers and mixing system to blend in fresh and return air] and testing and balancing.oh and stand and condensate pans and pumps and leak detectors and electrical work i would recomend you shop really carefully and buy that yourself but you cant because you first have to design a system  which is the most important part and the part most often done poorly because homes dont merit the cost of a mechanical engineer and contractors rarely know  how to do it really properly its important for efficiency too big and it will go on and off too often to small run constantly then theres zone control again average homes dont want to spend on system equipment that we use in comercial systems like vavs and fan power boxes some mcmansions do though. all this is why people go on plumbers surplus or somewhere and by a one to five unit mini split system with a suitcase sized compressor for about a thousand per blower unit it gives you zone control. by the way all central air systems are split the condensor compressor sits outside and the fan coils usuall in a mech equip rom where the return air and outside air can be mixed as the duct comes off the unit then you  need to figure the cost of opening and closing up walls  if you had a suburban home with an attic its not so bad it all goes up there and the flex duct get thrown over to the outlet locations but old townhouses are another animal unless youre in a gut reno with a clever fellow like me to figure it oiut you could have a situation yes it would be much more efficient if done right

It’s a small, no-frills operation, but twice I’ve used “Flatlands Finest” recommended to me by another glazer when they couldn’t take the job.

Called the office, two guys arrived in a reasonable amount of time, and were able to fix both windows (aluminum double pane) in less than an hour working out of their van.  I don’t remember the fee exactly but they will give you a price once they see the job and then the will call the office if you want to pay by credit card, etc.

Does it include mechanical engineering for the ductwork, HVAC specs, etc.?
Is it going to be a project out for bidding (which requires a more details in the plans)?
If it’s on a roof or a platform, does it include structural engineering to verify if the roof/platform can sustain the weight of such a unit?
Any design for dunnage on roof?
Does it include DOB filing fees?
Asbestos report (if penetrating an old building)?
Does it include Sign-Off?
Does it include final inspection by architect/engineer?
Is it for solving violation?
If yes, does it include removing violation?

In general,
without _DOB filing fees, asbestos report, structural engineer, mechanical enigneering for the ductwork, bidding-set, removing violation,
_but with _basic plans for permit & sign off, and Equipment Use Permits,_ the price should be closer to 2k than to 5k. Perhaps something around 3k.
