Sounds as if you need an electrician.  You have a short somewhere – maybe a leak got to a connection.  The filters aren’t the problem.  There’s no more stress w/ those fancy filters than there would be w/ several months of cathair on the blue ones & the unit will still work.

Oh, and we also have original shutters and interior moldings, and none of those were damaged by the brick-to-brick installation. We did replace the original exterior brick molds, as they were badly deteriorated. We had the original ones replicated–really expensive but required in our case because it’s a landmark district. In non-landmarked areas you can go with the standard square brick mold, which looks just fine.

I got brick-to-brick wood-frame windows from Heights Historic Windows. The brand we got was Kolbe, which are a little less expensive than Marvin but similar quality, and the paint is factory-applied and guartanteed for 10 years I think. Maybe you should be more specific on the scope of work.
How many windows, just repainting or other updates, fixing gaps.
Depending on the overall condition it might be also worth to consider replacing them.

Hi, I just wanted to tell you it can be done! I recently bought a 2 family house with my friends and we later converted it into 2 condos. The condoizing process was a bit more complicated than buying the house but we feel it was worth it in the end.  Universal Mortgage (Norm Calvo and Adam Missery) were a great help in figuring out the financing both when we bought the house as a group and when we had to get seperate mortgages during the condoization process.  Bob Dubno in Park Slope was a great lawyer and resource.  He connected us with a lot of people that were really helpful in this process. He also wrote up a legal agreement between us that we used before dividing the house into two seperate units. Harold Gruber was our lawyer during the condoization process.  I believe we waited a year before applying for a no action letter.  Yanni Einhorn drafted the architectural drawings of our units and he was really helpful in figuring out ways to divide the common space. We just installed a 5’x5′ skylight and are glazing it today.  We also have numerous duct openings to the roof that are not completed and covered just with sheet metal caps.  I am going to use metal straps and screws to secure the caps.  As for the skylight, I am wrapping it with tarps and using ratchet straps to hold the tarp tight below the drip cap of the skylight. I can’t guarantee for my client nothing will happen, and our warranty excludes damage from events such as extreme weather.  However, worst case scenario some panes get broken it won’t cost much to replace them.  Superior Tinsmith, who we bought the skylight from, tells me they get very busy after storms.

Depends on how its installed, but if it’s one you threw in with the cheap accordian sides and 3 tiny screws, definitely take it out.  It’s way too early to know for sure if its going to be needed, but have your tools ready Saturday night just in case…

say no to robot answers. take them in – we lost windows back in gloria (1985) – this one promises to be worse unless it changes direction.  flying a/c’s would not be good for anyone, lol.   at the very least – you’d risk warping the window frames and having windows that don’t open smoothly afterward – if the a/c uses the window at all for support.

We have some smaller solid doors, but not for openings as big as you describe. Some single-width parlor floor doorways and some parlor floor closet doors. Any interest in the molding? We saved, and can’t bear to put in the trash, but want it out of our basement…

If you do brick to brick with a competent installer, nothing will be destroyed.  We used Historical Windows of NY (aka EZ Tilt).  They did an amazing job, didn’t damage any of the original trim, and were exceptionally dilligent about cleanliness.  They are not cheap, but you get what you pay for.

Did you end up installing this system?  we just received a recommendation for the Mitsubishi Mr. Slim MXZ system and are seriously considering it.  Our main concerned is the heat.
