Wowza! This five-bedroom, four-bathroom townhouse rental at 489 Henry Street in Cobble Hill is really something. The listing (which comes straight outta the Brownstoner Marketplace) boasts a 20-foot-high open atrium, complete with a ‘glass wall system’ that opens completely into the patio, backyard, and guesthouse. And, at 5,500 square feet, there’s plenty of space to spread out. The modern approach may not satisfy townhouse traditionalists, but the home is pretty green-friendly, with a solar power system. The ask is $18,000 a month, rental prices we’ve featured in Park Slope and Brooklyn Heights but not yet Cobble Hill. What do you think?

Can one really get a mortgage on a 5 million dollar house?
Will a bank give a four million dollar loan on a one million down payment? I’m asking. honestly thought those days were over.

maybe this is what gets to me… arent people who live in the neighborhood angry that the kind of person who does rent this house will just further destroy the fabric of their neighborhood? or do people just look at like, well, i guess it makes my house worth more now? there is such a disconnect these days with the haves and have nots in this country and it’s getting more and more extreme, and nyc seems to be the epicentric microcosm of this new american society.. which is not good! 20 years from now do we really want to be living in a country where people only live in 20 million dollar mansions and most of the population is living in favelas, shantytowns, and hobocamps down by the dirty river!? i dont. but that is where we seem to be headed.

As I said yesterday, 42 Grace Court sold recently for 5 million dollars.
Know what the mortgage payment is on that baby?
$25,000 a month.
And that’s AFTER a $1,000,000 downpayment.
The price tag boggles my mind. By Rob’s calculation of $3,600 per bedroom, well that’s more than my mortgage for my entire three storey house. Don’t think there is jealousy, but for me the rent is out of my ken.
That said, I used to live a little further down Henry Street for 15 years. It’s been a while so I don’t remember the previous condition of this house. But for a modern reno it’s more than pretty nice. There will be someone with a need who need to rent and not buy who has the funds.

If you’re being honest, what’s insane about paying more to get more??
It would indeed be insane if the price wasn’t fair, but as someone noted above the price seems fair for what you get. This is prob at least a 4 mil house, and the rental ask is lower than it would cost to own the place, so seems fair.
Folks can gripe til the cows come home about people choosing to spend so much, but it’s a fact of life that some people have the means to do so and the desire for a place like this, so don’t hate.
Being jealous is fine, but don’t drop an unfounded blanket statement like it’s crazy to rent such a place…
