We don’t know how nice a one-bedroom apartment has to be to pay $4,500 for it, but this one at 315 Garfield Place in Park Slope is pretty nice. The floor-through obviously gets points right off the bat for its location right off the park. There’s also a big kitchen, living room, and bedroom, and the backyard is downright drool-worthy. And check out this rental’s history: According to StreetEasy, the rental price has been sporadic as the house itself goes on and off the market. The lowest offered rent was $3,200 in 2008. Think they’re shooting too high this time around? (And remember, you can also buy the whole place for upwards of $8M….)

You don’t see too many high-end, large 1BR apartments in Park Slope, so I’m sure someone will pay for this. My guess is the owner priced it – not the broker.
Is this a legal apartment? I think this house is listed as a family dwelling.

Well, $4500 a month is basically a $1,000,000 property (with 20% down) as long as you don’t have any monthlies…. someone has to pay heat and hot water and the doorman? 🙂
Noki, possible. The broker says it’s 1400… I didn’t check the floorplan.
Heather, I think you’re including the big, un-usable mechanicals space, looks like it could be a huge shower with the ‘X’ on the floorplan, but isn’t, and the common hall and stairwell. No way this is 1,400 square feet of apartment in the usual sense.

I just checked and it’s 1400 square feet though. $4500 for a duplex that size in this location would raise no eyebrows at all.
I thought about $850K? In other words, the monthly carrying cost on the Belltell one-bedroom listed previously?
