1:34 is very crude indeed. However, I think the point he/she is trying to make is that very often property values in neighbhoods increase when gays and lesbians move there. Since many gays and lesbians are moving into Sunset Park, it might be a lucritive place to buy a house.
hey anon 12:06, have you been keeping track of the property appreciation rates in Park Slope over the last 3 years? It’s been 20-30% per year.
I just had my house in PS appraised and it came in at double what I paid for it 3 years ago.
But the bigger issue is, who cares what the previous owner paid? What matters is what similar properties are selling for today. If there are comps that can justify the price that is being asked then it’s not overpriced, no matter how much of a profit the sellers are making.

I understand there are health issues involved that are precipitating the sale, as well as not enough time to attend to the house while engaging in a full-time pediatric practice. The house might be overpriced, but cashing out is not the primary objective. It’s not like Dr. Silverblatt is leaving Brooklyn.
Bob, yes I meant Rogers, thanks. Being close to Bedford isn’t so bad, but I’d avoid being close to Rogers. And yes I agree that it is a very nice house, and on a lovely block. Just overpriced.

The Maple Street house is NOT next to Bedford as Anon. 12:14 writes–its closer to Rogers at the other end of a loooong block. FWIW, similar 2 story houses can be found west of Rogers Ave. on Lincoln Road, Midwood Street, and Rutland Road, as well as on Maple Street.IMO they’re very nice houses, but are smaller and less elaborate than the two story houses like these:
