Sunset Park is definitely picking up steam. A similar property sold by corcoran went for $900k recently (526 58th st – closed in March.) I’d say if recent sales support $900k then a $959k ask is very reasonable to allow for some negotiation and to take advantage of any increase in value that may have taken place recently.
Mayra is definitely focusing her efforts on SP for Corcoran and it looks like she’s both got some listings recently and gone into contract or sold some. Last year at this time Corcoran might have had one townhouse in SP or may not have had anything. It looks like this is turning into a new market for them and is being received rather well.

Anyway – as long as everyone complaining about overpriced…Hoyt St. also. 3 story – 16.5×40 calcs at $800 sq ft. Maybe for something triple mint and beautiful – but just take look at front door and you know thats not the case. average house this size on these blocks would be $1.3-$1.4

In my opinion, Sunst Park brownstones are the best deal in Brooklyn. However, the one thing to consider when talking about whether or not a price is fair, is that these are the middle class houses of the turn of the century. They are beautiful brownstones but were never the extraordinary houses of places like Bed-Stuy. It’s important to remeber that these houses are three floors (like the houses in Park Slope in the low teens (between 8th Ave and PPW) and are not the larger homes in other areas of BK. These same SP houses would be closer to $2 million in the slope.
Check out the other Mayra Ortiz listing in SP. The brownstone on 48th Street is beautiful. It’s definately one of the best blocks in the neighborhood. Probably the best block after 47th (between 5th and 6th).
959K is high for SP – but 850K to 900K is more like it. This house is between 5th and 6th aves. I’m pretty sure it’s right accross from OLPH, the HUGE cathedral on 5th Avenue. It’s actually a very nice block. This seems to a be a nice house and should sell for the right price (definitely below asking). It seems to still have quite a bit of original detail.
How can the 6th Avenue house have an owner’s triplex and a duplex rental? Are they including the basement as part of the “duplex?” In my experience, even the best finished basement is not really living space.
959 for a house in sunset park? That seems crazy to me…
Maple street seems overpriced compared to the 2 recent sales on the same block– an identical house with a much nicer renovation and more details for 950K (which I heard sold for asking) and a larger limestone also in better condition and generally nicer which I heard sold for under the asking of 975K. And this house is next to Bedford, which is a definite negative. With many listings in PLG being reduced in the last month and most not moving, I don’t see how the seller thinks he’ll get more than 925K to 950K.
