  1. I’ve been inside the 6th Avenue house. Way, way overpriced. IMO there is nothing special about this house. It is on 6th Avenue, narrow, the kitchen is tiny and there isn’t even that much detail. I think they’re hoping to cash in before the market softens too much.

  2. I have tummy-ache from laughing so hard at the ask for 291 Hoyt Street. $820 per square foot for a narrow, 3 story building in Carroll Gardens, with a shallow lot. There must be a typo.

  3. I am trying to understand the value of SP over Bay Ridge. I am seeing listings for similar properties ( 2-3 story houses with original detail) in BR for less than the SP prices. Can someone help with this?

  4. To anonymous who is reeling re 6th Avenue: the actual percentage return would be 43% if you make no allowance for improvements. Whatever you think of *that* figure, it’s nothing like the 76% that you claim.

  5. I think Sunset park is wonderfull i was looking there for a brownstone and noticed the full display of Gay flags in the windows. I think this area has a lot of upside potential. The brownstones are very reasonable in price. The area has low crime and a lot to offer with the park and the new waterfront park that will be developed. The area still has a lot of hispanics but i would much rather live here with the changes going on. You have to think would i like to live in Red Hook next to the Projects that will always be there? or how about Bed Stuy with there issues and Housing Projects? Or how about all of the other low end areas like PLG. The Lesbian movement into Sunset park has started and will continue for years to come. Make the choice folks .
