The PLG house is a new listing for the agency, and I think has finally reached a realistic price point. It was originally listed over a year ago for over $1 million — totally nuts. I live in the neighborhood, and walk on that street very frequently, and have never really noticed a lot of hanging out activity at any of the apartment buildings across the street (one of which, 50 Lefferts Ave., is actually a very nice co-op), quite unlike the buildings on Lincoln Rd., for example. This is also utterly convenient to the Q and B trains, as well as Prospect Park, and has PARKING!
The 12th st house was for sale by a different broker a couple of years ago, same (or similar) price, and failed to move. Corcoran does a much nicer job of marketing – so this should go around ask.

The Bed Stuy house has been on the market for a long time as well. I don’t know why it hasn’t sold. I’d like to see it.

Agree with some of your design complaints, but we’ve seen way more “vanilla” renovations than this. There’s a good attempt at integrity here, I think.

That’s just it. It’s OK. Nothing special. It’s a vanilla box and vanilla is my least favorite ice cream flavor.
The two smaller bedrooms are too small. There’s more closet space in the rental bedroom than the bedrooms in owner’s unit. The garden abuts what looks like a building with windows overlooking it. Refrigerator in the dining area. Powder room opens up onto living room. It’s 17’x30′ (narrow and short). Too many negatives to warrant a 1M+ price tag (for me).
Maybe I nitpick too much with properties over 1M. Give me a property over 2M, and I’ll really tear it apart.
you’re right on the price point cgar. 1700sq ft condo would certainly cost this much. and taxes better on the house…about $100 a month.
Why they did such a big fridge and then put in middle of house…not to pretty..
The house itself is something like 16.5 x 35′ plus that bump out in back where most of kitchen is.
12th St. — exposed brick NOT a “turn of the century detail”!
House looks nice, tho.
But third bedroom tiny tiny, and rental is small too. Don’t know about price.
